Bank of Canada says the quiet part out loud!!

Is this the signal that interest rates (and inevitably mortgage rates) will be on the rise in 2026 / 2027?

Which direction do you think house prices are going this year? Will the bottom be in 2026, 2027 or ?…

Buying opportunities will continue to emerge from distressed sellers looking to exit the market over the next couple of years. Your patience is finally starting to pay off! 🙌🤩

It’s now a buyers market in most of Canada and the real estate agents are hungry for a sale. As record low home sales and steady price declines continue throughout 2026, it’s still not the time to buy. But if you need too…Shop around. Stay within your budget! There’s no need to rush as prices will continue their declines for the foreseeable future.

Negotiate. Buyer’s once again have the leverage to negotiate on price and add conditions. Great real estate agents still exist. Choose wisely! If you need a hand finding an agent near you, let me know. I can direct you to a reputable agent in your area.

Note: It’s still currently cheaper to rent than to buy. However both categories will continue to see price declines in most markets throughout Canada. With the largest markets (Ontario and British Columbia) leading the slow race to the bottom.

The average home price dropped below 1 million dollars for the first time in 5 years. Effectively wiping out all the gains made since 2021 and placing many recent home buyers underwater on their mortgages.

Toronto average home prices are down hundreds of thousands of dollars from the peak and continue to free fall with no end in sight for 2026.

The industry that helped create the housing bubble of 2022, is now screaming for bailouts!!

After years of pressure tactics and straight out lies agents were telling to scared & uneducated home buyers, it’s finally caught up with them. The next few years will come with a few lessons!

As a record number of mortgages are set to renew in 2026 & 2027. Many recent real estate investors and families are stuck in the position of losing their life savings because the “home buying professionals” gave misleading and false information for years to uneducated and desperate home buyers. Encouraging buyers to pay way more than a property’s actual value to line their own pockets.

Maybe it’s time for those realtors to take their own advice and “marry” the profession and “date the (pay) rate” 😂. How many real estate agents, mortgage brokers, etc will last the next 5 years….. 🤔 I’d say close to half!

Luckily you follow and already knew all this was coming and sold your property at the highest price possible and relocated years ago😊

New mortgage borrowing rules limit the banks ability to lend out more than 4.5x the borrowers yearly income

Average Canadian family
yearly income x4.5 = 74,200

74,200 x 4.5 = $333,900
Therefore... an average house should cost $333,900!! We’re not there yet.
We still have a lot of losses coming to real estate!

Housing department spends a whopping $97,000 for 47 managers to attend a 2 day conference in Montreal for “inspiration” on homelessness. 70k was spent on flights, meals and accommodations. The remainder must have been for local nightlife & entertainment 😉

Call me crazy… but maybe someone could invent some type of online program where people could watch a seminar online or even be part of a meeting or class without having to fly in a carbon emitting plane and spend 100k of tax payers money to be there in person. I wonder if there’s some type of FREE APP for that?🤔

Luckily Canadian’s aren’t over leveraged on finances and don’t mind footing the bill for it. At least there isn’t an engineered problem with homelessness or general affordability for Canadian citizens. Going into the new year with Canada’s strongest economy in decades maybe we should consider many more inspiring 3 or 4 day homelessness conventions?
