Ottawa’s July market was steady overall, but condos tell a different story.

A few numbers worth watching:

📈 Single-family sales: +5.0% year-over-year
📉 Townhouse sales: -4.1%
📉 Apartment sales: -6.6%

Overall residential prices remained relatively stable, with the median sale price holding at $635,000.

But the condo/apartment market continues to be the softer segment.

Apartments are sitting at 5.4 months of inventory, with the benchmark price down 5.2% year-over-year and a median 41 days on market.

So, while Ottawa’s residential market is showing signs of stability, property type matters more than ever. The market conditions for a single-family home can look very different from those for a condo.

What’s actually selling in Ottawa right now?

The July numbers show a market that’s becoming increasingly different depending on the type of home and where it’s located.

Here’s what stands out:

Average days on market: 28 days, up from 24 last year

Single-family homes: 3.2 months of inventory
Townhomes: 3.0 months of inventory
Apartments/condos: 5.4 months of inventory

That 5+ months of inventory for apartments is an important one to watch.

Condo buyers have more choice, while sellers may need to be more strategic when pricing and positioning their property.

And when we look at where homes are selling, the suburban markets continue to lead the way, accounting for more than 70% of Ottawa’s residential sales.

One area that stood out was Ottawa Suburb South, where sales were up 8% year-over-year, while new listings were down 6.6%.

Areas such as Barrhaven and Riverside South continue to be important parts of that suburban activity.

The big takeaway?

There isn’t one Ottawa market right now.

Property type and location are making a real difference.

More strategy for sellers.

Ottawa’s July inventory numbers tell an important story.

~2,500 new listings came to the market in July — roughly in line with last year.

~4,700 active listings were available overall, up 9% year-over-year.

That means buyers have more choice and more opportunity to take their time, compare properties, and find the right fit.

For sellers, the elevated inventory means pricing and presentation matter. With more homes competing for buyers’ attention, a well-priced, well-presented property can stand out from the crowd.

Months of inventory also edged higher in July, reflecting the increased supply available to buyers.

The market isn’t about just getting listed, it’s about getting positioned correctly.

July was a strong month for Ottawa real estate.

We saw 1,325 homes sold across the Ottawa market in July.

Yes, sales were down about 12% from June BUT, that’s actually a stronger result than it might sound.

Over the past decade, the typical June-to-July drop has been around 20%, meaning July’s activity held up surprisingly well.

It felt more like a late-spring market carrying into summer than a typical summer slowdown.

And the numbers get even more interesting when we look at property types:

Single-family homes: +5% year-over-year, with 714 sales

Townhomes: 417 sales, down 4.1%

Apartments/condos: 169 sales, down 6.6%, the largest decline among the major property types

The distribution of sales is telling us something important: Ottawa’s market isn’t moving as one market.

Single-family homes are showing more resilience, while the apartment/condo segment continues to face softer conditions.

Overall, though?

July was a resilient month for Ottawa real estate.

The question now is whether that momentum carries into the fall.
