Jody Pedersen of RE/MAX Vanderhoof has a brand-new listing located at 2931 Sackner Road, Vanderhoof, BC, and I had a lot of fun with this opportunity to photograph this hobby farm.

There was no shortage of subjects. Chickens scratching around the yard, sheep keeping an eye on me, dogs making sure I wasn't getting into trouble, and a calf that was determined to steal the spotlight whenever a camera appeared.

The property itself sits along the Nechako River, with a custom log home that feels perfectly at home in its surroundings. Open space, pasture, animals, and riverfront views all come together to create a lifestyle that's hard to find.

I may have fallen a little in love with the cutest little milk barn I've ever photographed. It's easy to picture mornings starting with feeding animals and collecting fresh eggs, afternoons spent in the greenhouse, and evenings winding down by the river. These are the kinds of routines that become traditions, stories, and some of life's best memories.
As much as I enjoyed meeting the sheep, chickens, dogs, and one calf that clearly understood how photogenic it was, I kept finding myself drawn back inside.

The main floor has warmth. The kitchen, dining area, and living room flow together around the wood cookstove, creating the kind of space where life naturally happens. It's easy to picture breakfast cooking while someone sits at the island with a cup of coffee, conversations carrying from room to room, friends and family gathering .

The wood cookstove isn't just a beautiful centerpiece. It's easy to picture a kettle quietly steaming away while snow falls outside, soup simmering on top, and everyone naturally gathering around the warmth after a day spent outdoors.

That's the lifestyle I found myself imagining at 2931 Sackner Road.

Great marketing starts with great visuals. Whether working alongside REALTORS® or directly with homeowners, Katherine Martens Creative Edge – real estate photographer. Standing beside the river at 810 Sackner Road, Vanderhoof, BC, with the hammock gently swaying between the trees and the autumn colours reflecting off the water, I found myself lingering a little longer than usual. This isn't the kind of view you glance at. It's the kind you settle into.

Then you start discovering everything else.

More than 7.5 acres of possibilities. A riding arena ready for horse lovers. A greenhouse and raised beds wait for the next growing season. The kind of setup that has you checking on tomatoes before your morning coffee. An outdoor hockey rink! I could already picture winter evenings under the lights, sticks tapping, pucks flying, and kids, and some adults too, refusing to come inside.

A self-contained suite for family, guests, or additional income. Garages, outbuildings, and a pole barn ready for projects, hobbies, and collections. Looking out across the lawn toward the river, it was easy to imagine family dinners stretching long into the evening, nobody quite ready to leave the table.

And just when you think you've seen it all, you notice the hot tub.

Perfectly placed to soak under the stars while overlooking the river. The kind of spot that would have you looking forward to winter instead of hiding from it. Then your eyes drift to the hillside and you can't help but think, that would make an incredible sledding hill. Nearby, a fire pit waits for stories, laughter, marshmallows, and late evenings with friends and family.

The outdoor spaces seem designed around the view. Whether you're gathered around the dining table on the deck, relaxing in the hot tub, unwinding on the porch swing, or stretched out in the hammock below, the river is never far from sight.

And because apparently this property hadn't run out of surprises yet... there's even a zipline. Yet for all the incredible features, I kept finding myself drawn back to the river. Back to the viewing platform. Back to that hammock. Back to imagining afternoons with nowhere to be and nothing more important to do than watch the water drift by.

While photographing 2898 E Victoria Street in Vanderhoof for the fabulous Leila Roseberry, RE/MAX Vanderhoof, what caught my eye most wasn't just the house. It was all the little details that make everyday life easier.

Step outside and you'll quickly see that the outdoor living spaces are a real highlight. I loved that the primary bedroom has direct access to its own outdoor retreat, the perfect spot for morning coffee as the sun rises over the backyard. The larger entertaining area offers plenty of room for family dinners, summer barbecues, and gathering with friends.

One of the first things I noticed was the wide vehicle-access gate leading into the yard. Whether you're storing toys, pulling in a trailer, tackling projects, or simply appreciating easy access, it's one of those practical features that often gets overlooked until you need it.

For families, the location is hard to beat. Open the gate at the back and you're connected directly to the public park and playground. It's like having extra room for the kids to play without having to maintain it yourself.

I recently had the pleasure of photographing 7959 Water Subdivision Loop in Fort St. James for Morgan Davis of Lakeshore Realty Ltd., and I have to admit, this property reminded me how good it feels to simply slow down.

From the moment I pulled into the driveway, surrounded by mature trees and the rich colours of fall, there was a sense of peace that seemed to settle in and stay. The kind of place where the pace naturally slows, where your morning coffee lasts a little longer, and where the noise of everyday life feels a little farther away.

The log home itself is warm, welcoming, and full of character. Inside, the exposed logs, vaulted ceilings, and wood stove create the kind of atmosphere that makes you want to curl up with a good book and forget what time it is. The recent updates, including fresh paint and new flooring, blend beautifully with the home's rustic charm.

But what I found myself imagining most was the lifestyle.

An evening walk to Paarens Beach Provincial Park. A quiet paddle on Stuart Lake. Summer dinners on the deck. Guests staying in the heated cabin. Weekends spent exploring rather than maintaining a large property.

With just over an acre, there is plenty of privacy without feeling overwhelmed by upkeep. The pole barn offers room for all the toys and gear that naturally come with lake life, while the separate guest cabin opens the door to countless possibilities.

That's one of my favourite things about photographing properties like this. Sometimes it isn't about the square footage or the number of rooms. Sometimes it's about how a place makes you feel.

And this one simply felt good for the soul.

Every once in a while, I photograph a home that has me thinking, “Ohhh… I could live here.” This was one of them. I recently had the absolute pleasure of photographing 11698 Dickinson Loop in Fort St. James for Morgan Davis of Lakeshore Realty Ltd., and I genuinely loved this property. Sitting on more than five acres, it’s the kind of place that gets your imagination going before you even make it through the front door. A barn. Chicken coop. Greenhouse. Established gardens and trees. Room for animals, gardens, projects and room to actually do something with your acreage. And when I sent the drone up, you could really appreciate the location — surrounded by trees with Stuart Lake in the distance.

Inside, I kept finding things I liked. It’s all on one level, with wide hallways and a layout that feels spacious and easy to move through. That’s one of those features you might not think much about today but could certainly appreciate in the years ahead. And that kitchen! Big island, loads of counter space, pantry and coffee bar, with plenty of room for everyone to gather without everyone being in everyone else’s way. There’s also a massive boot room/laundry area — which, quite frankly, makes perfect sense when you’ve got five acres of northern BC coming in on your boots. But the sunroom might have been what got me. Walls of windows overlooking the property, tons of natural light and enough room to actually use it. Morning coffee, plants, a good book, watching the seasons change… I’d have that room claimed before the moving truck was unloaded.

That's one of my favourite things about photographing properties like this. Everyone who walks through the gate is going to imagine something a little different. For some, it's collecting fresh eggs in the morning. For others, it's tending a garden, spending weekends in the shop, or finally having enough room for hobbies that simply aren't possible in town. This is the kind of property that gives you the freedom to create the lifestyle you've been dreaming about.

It's not every day that I get the opportunity to photograph one of my own properties!

This rental property in Prince George recently underwent one of the most dramatic transformations I've tackled to date, complete with a brand new kitchen, flooring, paint, and countless updates throughout. Seeing it go from tired to transformed has been incredibly rewarding, and I have to admit, this may be my favourite makeover yet on one of my rentals.

As a real estate photographer, I'm usually behind the lens capturing properties for REALTORS®, homeowners, and investors. This time, I had the chance to photograph a property that I'm personally invested in, which made the experience even more special.

This time around, the photos ended up being more for me to celebrate the transformation than to find a tenant. The right tenant came along before the property ever made it to social media.

Many tenants I've welcomed over the years have relocated to the area because of their careers, often making housing decisions from hundreds of kilometres away. Great photos help them connect with a property before they ever step through the door.

Between my rental properties in Prince George and occasionally helping out with my husband's rental property here in Vanderhoof, I've learned that quality photography is one of the most valuable tools when it comes to attracting tenants and buyers alike.

Spent a few days in Washington working with my amazing client and friend, Mountain Valley Real Estate, and doing what I love most... being behind the lens.

This time, I left my camera bag behind and captured this beautiful property entirely on my phone. And honestly? Properties like 113 Skinner Road make the job easy.

One of my favourite parts of this little adventure was sharing a few photography tips and tricks with my friend. Let's be honest... I can't exactly hop in the car and drive to Washington every time she gets a new listing (although with how busy she's been lately, I'd probably be there every other week! . So what better way to support her business than to share some of the techniques I've learned over the years.

Watching someone start to see light differently and understand how a photo comes together is almost as rewarding as creating the image itself. And really, who wouldn't want to combine a road trip, great company, beautiful real estate, and photography?

Bright, inviting interiors. Open living spaces. An incredible outdoor setting with plenty of room to breathe. Surrounded by nature and set on 3.67 acres, this Randle, WA property is the kind of place that makes you slow down and appreciate the simple things.
