Another recently settled case study for Leeds Council

CONTEXT: In select cases which meet a multitude of qualifying criteria, there can be situations where the Business Rates bill can be 100% exempted. This is called Small Business Rates Relief. The purpose is to support small business & give them a push start in their business.

CLIENT CASE:
Annual Council Tax our client was facing when they came to us. A whopping £2881.20 annual bill for the tax year 2025/26 (including 100% premium).

We analyzed the situation & identified the optimal structure & got to work.

RESULT:
Secured a £3767.27 Council Tax rebate for our client plus savings from being optimised on business rates:

£886.07 for tax year 2024/25 (partial year)
£2881.20 for tax year 2025/26
£3028.68 for tax year 2026/27
£3177.09 for tax year 2027/28 (estimated)

BUSINESS RATES | Case Study 02 | Amalgamation Example

CONTEXT: Most commercial businesses are rated per single property unit with their own business rates bills, however in some select cases that meet a number of tests & conditions, a combination of individual units or properties can be rated together under one hereditament (same business premises) via something known as contiguity condition.

CLIENT CASE:

Start Point: 5x units rated individually with 5x separate council tax bills switched to business rates with 5x separate bills per unit.

Charged on 2019/20 council tax £1039.26 x 5 = £5196.3 as annual bill.

Changed to business rates with total £18,000 rateable value = £8982 annual bill.

With advanced understanding & knowledge of the eligibility criteria and understanding of this clients situation I assisted the client to amalgamate these 5x units under one hereditament to reduce the combined rateable value down to £10,000 and further applied for 100% exemption on the new revaluation - successful!

BUSINESS RATES | Case Study 01 | Revaluation Example

CONTEXT: The Rateable Value of commercial premises in England & Wales are assessed & determined by a governmental department called the Valuation Office Agency, which form part of HMRC. They are responsible for rating all commercial & residential properties across the whole of England & Wales. Occasionally errors can sometimes occur due to the complexity and variability of the ratings process, a vast number of rating methods exist for each subset of commercial interests and their uses across hundreds of thousands of commercial properties and millions of residential properties on council tax. We specialise in assisting with Serviced Apartments & Self-Catering Holiday Homes (Short Term Rental Accommodation).

CLIENT CASE:

Start Point: Original VOA valuation £18,000 Rateable Value.

This was contested by our client who attempted TWO appeals themself, both of which were rejected.

We were instructed & immediately got to work to have this revalued to £12,000 Rateable Value - successful!

Due to our knowledge of the eligibility criteria and understanding of our clients situation we further applied for 100% exemption on the new revaluation - successful!

This resulted in profits recovered for our client based on the original VOA valuation of £16,000 & £14,400 (from 01/04/2023):

2019-2020 Saved £1781.55 + £1187.70 Credit
2020-2021 Saved £7984
2021-2022 Saved £7984 + £5993.47 Credit
2022-2023 Saved £7984
2023-2024 Saved £7110.75
2024-2025 Saved £7110.75

End Point: Total Profit Margin we recovered for our client: £47,136.22 (2019-2025) 😎
