The homeowner had only just started speaking to builders.

Her drawings were still being finalised with the architect, no quotes had been sent back yet, and we got my client in front of her early.

Site visit booked.
Drawings sent over.
Job secured days later.

Most builders I speak to aren’t actually struggling for work.

They’re busy.

But a lot of the time it still feels unpredictable.

One month is full.
The next feels quieter.
And most of it still relies on:
word of mouth, recommendations or architect referrals.

Which absolutely can work…

But it doesn’t always give you control over what’s coming in, when it’s coming in, or which jobs you’re winning.

Because even referrals are usually still comparing multiple builders.

That’s why it’s not just about getting enquiries.

It’s about:
• attracting the right projects
• staying involved early
• following up properly
• and handling the process well afterwards

The builders who grow steadily usually have more control over their pipeline, not just more work.

Growing up with my dad being a builder is probably why I naturally ended up working with builders now.

But I also think it’s why I see things slightly differently too.

Speaking to homeowners every day makes you realise people don’t just choose based on who can physically do the work.

A lot of the time it comes down to:
how the process feels,
who they trust,
who stays involved,
and who actually understands what they’re trying to achieve.

Especially with extensions where people are spending a lot of money and making big decisions.

That side of things matters way more than most people realise.

A lot of builders want enquiries that are ready straight away.But in reality…  that’s usually when you’re being compared...

In reality… it’s usually much earlier than that.

With extensions, nothing happens quickly.

People go through drawings, planning, finance, and decisions that can take months.

So when things go quiet, it’s easy to assume they’re not interested.

But most of the time… no one is actually managing the process.

No follow-up.
No visibility.
No momentum.

That’s where jobs get lost.

It’s not just about getting enquiries in.

It’s about what happens after and keeping things moving until they’re ready.

They’re busy.

But it’s not always with the jobs they actually want.

Quotes go out…
then nothing comes back.

Some weeks are flat out
others go quiet.

And half the time, there’s no clear view of what’s actually still a live opportunity.

That’s not just a “more enquiries” problem.
