Need a floorplan? Floorplans are so useful when selling a property or marketing a property to let, or as a holiday let. Floorplans really show the proportion of the rooms and the layout of the property.

Buyers like to see the space on offer. Floorplans are also useful for showing spaces that don't necessarily merit much write up but are useful nonetheless and add value. For example, cupboards under stairs, pantry space, hallways and landings.

Our floorplans can also include outdoor features such as workshops, garages and barns.

EPC - What is it? Do I need one? What are MEES?

Energy Performance Certificates (EPCs) measure the energy efficiency of a building on a scale of A (most energy efficient) to G (least efficient).

All property that is sold or leased needs to have an EPC, there are some limited exceptions and we're happy to discuss these with you.

MEES - Minimum Energy Efficiency Standards. New changes mean that from 2025 all new domestic tenancies will need to achieve a Band C or above which is quite a jump up from the current requirement Band E. And from 2028 all existing tenancies will also have to reach a Band C.

Landlords need to start preparing now, with thresholds changing previously exempt properties may now need to make improvements. Speak to us to start making preparations and don't get caught out with a huge fine!

Did you know we can take amazing aerial photos via drone? We also have extension poles for properties where it might not be possible or appropriate to use a drone. Drone photography can really show the special setting of a property and show your buyer the unique and beautiful location of your property.

Are you a Landlord? Or thinking about becoming a Landlord? Are you aware of the changes coming to EPC minimum energy efficiency standards (MEES)?

From 31st December 2025 its all change again. MEES are requiring domestic rented properties to achieve a band C or above (rather than the current band E) and the price cap is increasing too. Presently, if the cost of the improvements exceeds £3,500 then exemptions can be applied for. As of 2025, this threshold is increasing to £10,000. And brace yourselves - the fines for non-compliance are increasing to a whopping £30,000!

Obviously I have simplified matters, there are still exemptions that can be applied for etc but for the majority of Landlords significant costly improvements need to be made.

Please get in touch if you would like to make an appointment to have your property re-assessed. We are able to prepare a draft EPC and suggest improvements that can be made to your property to bring the property up to a higher band.
