This is one of the most important lessons in property development - and one of the least talked about.
Most developers focus on managing build costs, watching the programme, and controlling the construction phase. All of that matters. But by the time you're on site, the biggest financial decisions have already been made.
The profit — or the loss — is largely locked in at acquisition. Overpay for the land and no amount of value engineering on site will save you. Buy at the wrong price in the wrong location and the market will punish you on the way out regardless of how well you built.
Buy right and you give yourself margin for error. Buy wrong and you're fighting an uphill battle from day one.
The deal is made at the desk, not on the site.

You found the deal. You negotiated the price. You're excited. Then reality hits.
Stamp duty takes a chunk. Legal and professional fees take another. Finance costs start accumulating from day one. And then the delays - planning, contractors, approvals - stretch your timeline and your interest bill along with it.
By the time you add it all up, the profit you planned for has quietly disappeared. Not because the development failed - but because the costs were never properly accounted for at the start.
This is why feasibility isn't optional. It's the foundation of every profitable development. Every cost needs to be modelled before you commit, not discovered after.

They obsess over location — because the wrong site kills a deal before it starts. They build the right team early — because fixing people problems late is expensive. — where's your margin after costs?
Stamp duty. Finance costs. Agent fees. Professional fees. Contingency. Holding costs. By the time you account for everything, that attractive GDV can leave you with a return that doesn't justify the risk, the time, or the capital you've tied up.
