Another high-density development is reportedly being planned along Jalan Bukit Pantai, Bangsar — featuring 2 towers soaring up to 61 storeys with close to 1,500 residential units.

From what I understand, this could be on the parcel of land opposite Zehn, which was previously designated as a green area.

With more mega developments entering mature neighbourhoods like Bangsar, the big question is:
Are we building for better urban living… or slowly losing the balance between density, infrastructure and greenery?

Malaysia’s property sector faces rising costs and possible project delays from global tensions and higher oil prices, though the government says the impact should be temporary.

The conflict in the Middle East and its consequential disruption to global energy flows have caused crude prices to increase, resulting in rising costs and other consequences but this is a "temporary deviation", says a government official.

Tan Sri Syed Mokhtar Albukhary is making another major move in Malaysia’s property sector.

The billionaire businessman has acquired a substantial stake in Eco World Development Group Bhd and its sister company, further strengthening his influence in the real estate industry.

According to an exchange filing, former deputy chairman Datuk Leong Kok Wah disposed of a 30.1% stake in EcoWorld through a private vehicle transaction. The deal also resulted in Tan Sri Syed Mokhtar controlling a 33.28% stake in EWI Capital Bhd.

While the transaction value was not officially disclosed, based on closing prices on May 15, the combined stakes are estimated to be worth more than RM2 billion.

A significant consolidation move that could reshape the next chapter of Malaysia’s property landscape.

[PARTNERSHIP POST]

Some people wait 5–10 years to own a property in Petaling Jaya…

But every once in a while, a project enters the market at a price that makes people stop scrolling and start calculating.

Imagine owning a brand new home in PJ from just RM980/month.

Not outside Klang Valley.
Not deep into unknown areas.
But right at Jalan PJS 1/25 — connected directly to NPE & KESAS, with Sunway, Bangsar, Bukit Jalil, Mid Valley & KL city all within reach.

This upcoming low-density residence sits on only 2.73 acres with just 286 units — something increasingly rare in today’s market.

And the layouts?

✔️ 452sf Studio
✔️ 646sf 1-Bedroom
✔️ 980sf Duplex

Comes with up to 1–3 carparks, making it suitable for:
• First home buyers
• Young working adults
• Airbnb investors
• Parents buying for children
• Long-term rental income

What makes this even more attractive is the Early Bird package.

Imagine moving into your new unit with:
✨ Kitchen Cabinet Set
✨ Air-Conditioner
✨ Cooking Hood & Hob
✨ Washer & Dryer

Already included.

And unlike many compact projects, this development focuses heavily on lifestyle and community living:

🏀 Basketball Court
🏓 Table Tennis
🎾 Pickleball Court
🏋️ Gymnasium
🍖 BBQ Area
🎭 Amphitheatre Seating
🌳 Landscaped Decks & Water Features
👨‍👩‍👧 Multipurpose Hall & Function Rooms

Location-wise, it checks almost every box:

📍 5km to Sunway Pyramid
📍 7km to Pavilion Bukit Jalil
📍 8km to Bangsar & Mid Valley
📍 16km to TRX
📍 18km to KLCC

For many buyers, projects below RM300K in PJ are becoming harder to find.

This might be one of the few opportunities left before prices move again.
