That's always the first reaction when you see a great design, you either love it immediately or your mind goes straight to "but what if they changed this part..."

And honestly? Both reactions are valid.
That instant appreciation or criticism means the design made you FEEL something. And that's exactly what good architecture is supposed to do.

A building that gets no reaction at all, that's the real failure.

THINKING OF BUILDING A HOUSE THAT DOESN'T SHOW YOU'RE RICH OR POOR? πŸ€”

Some clients specifically ask for this, nothing too flashy, nothing that screams "look at how much money I have," but also nothing that looks underwhelming or incomplete.

It's actually a skill to design this way.
It means focusing on clean lines, good proportions, and quality finishing, without relying on excess decoration, oversized pillars, or "loud" architecture to make a statement.

A well-designed simple home can look more intentional and elegant than an overdesigned one trying too hard to impress.

Sometimes, the most powerful design statement is restraint.

HOW MUCH DOES IT TAKE TO BUILD A STANDARD DUPLEX ? πŸ—οΈ

Honestly? There's no fixed amount.

Anyone who gives you a flat figure without knowing your land, your design, your location, or your material choices is just guessing.

A duplex in Owerri won't cost the same as one in Lagos. A 4-bedroom with marble finishing won't cost the same as one with standard tiles.

Even the SAME design can cost differently depending on the season you're buying materials or the contractor you use.

What actually determines your budget:
🏠 The size and design of the building
🧱 Material choices (and quality level)
πŸ“ Your location and soil type
πŸ‘· Labor cost in your area
πŸ“ How well-planned the design is (less waste = less cost)

This is why "how much will it cost" isn't a question with one answer, it's a question that needs a proper design and bill of quantities first.

Don't chase a number. Chase a plan. The number comes after.

ANTE ROOMS SPLIT OPINION EVERY SINGLE TIME.

Some clients see it on the drawing and ask me to remove it immediately, "it's wasted space, just merge it with the bedroom."

Others insist on keeping it, no matter what, because they grew up with one and can't imagine a master suite without it.

I've designed both ways, and honestly, both clients have a point.

If you value that quiet pause before stepping into your private space, somewhere to sit, think, or just transition after a long day, an ante room gives you that. It's not just an empty room. It's breathing space.

But if you're working with a tighter plot and every square foot needs to earn its place, sometimes it's smarter to let that space go and put it into a bigger wardrobe or ensuite instead.

This is the kind of decision I help clients make, not based on trends, but based on how THEY actually live.

There's no universal right answer. Just the right answer for YOUR home.
