I want to talk to the shortlet owners who are posting.

Not the ones who gave up and went quiet.

The ones who are still showing up.

Two, three times a week.

Good photos. Captions. Maybe even Reels now.

Still getting more likes than bookings.

Here's what I've noticed after speaking with shortlet owners across Lagos, Abuja, and Port Harcourt:

The ones posting consistently are often the most frustrated.

Because they're doing the work.

They're not lazy about this. And it's still not converting.

And the reason is simple, even if it's a bit uncomfortable to hear:

Instagram is not where booking decisions are made.

Think about the last time you were going to spend money on accommodation.

Did you open Instagram and scroll until you found something?

Or did you open Google and type what you were looking for?

Your guests do the same thing.

"2-bedroom shortlet in Ikeja."
"Serviced apartment in Wuse 2."
"Shortlet near VI this weekend."

They type it. Google shows them options.

They pick from what comes up.

If your property isn't on that first page or being recommended by ChatGPT when someone asks for options, you simply don't exist to that guest in that moment.

It's not that Instagram is useless.

It's that Instagram builds awareness.

Google captures intent.

And intent is where bookings come from.

The owners with full calendars in Lagos right now aren't necessarily posting more.

They're just showing up in the right place at the right time.

That place is Google.

Before you touched the money, Airbnb took their cut.

₦22,500. Gone.

For doing what, exactly? Hosting your listing on their platform. Sending you a notification.

Now multiply that.

Ten bookings a month, that's ₦225,000 you handed to Airbnb.

Not reinvested. Not saved. Gone.

To a platform you don't own, that can suspend your account tomorrow if they feel like it.

And here's the part that actually stings:

The guests who made those bookings?

They're not loyal to Airbnb. They were just searching for a shortlet and Airbnb was where they found one.

December is decent. Some bookings.

A bit of money. You feel okay about the property.

Then January comes.

Calendar goes quiet.

WhatsApp goes quiet.
Airbnb sends you a notification that nobody has booked in 11 days.

And you start to wonder if maybe the property isn't as good as you thought.

None of those things are the real issue.
