At some point, the question stops being “is it real?” and becomes “what happens if I try it myself?”

Eduardo went ahead and found out.

He closed a No Money Down deal at 30.44% below market value, with a 12.6% rental return.

From holding property to actually maximizing it

Beyonce is a Licensed Real Estate Broker from Caloocan who joined RTC Philippines in February last year.

Before joining, she already owned property. Through the program, she was able to optimize what she had and improve how it performs.

She also acquired another property and is currently working on adding one more to increase her passive income.

Nae P*e from RTC Thailand didn’t just learn about property. She executed.

Her first deal came in at 30% below market value with around 9% rental return. On top of that, she structured it in a way that gave her around 35,000 ringgit in profit, roughly ₱400,000.

That first result changed everything. Not because of the money alone, but because it proved the process works when applied properly.

Leonora didn’t leave it as a question for long.

She put it into practice and came out with a deal at 34.72% below market value, with a 9% rental return.

The decision was straightforward on her end. Apply what was learned and see if it holds up outside the training.

It did.

Now the way she looks at properties has changed. The numbers lead, not the emotions. The property is there to serve a purpose, not something to get attached to.

Buying property based on pride is how people get stuck.

A lot of buyers focus on owning something they can be proud of. The problem is, they fall in love with the property and ignore the numbers.

The real questions are simple.
Can the rent cover the payments?
Is there a clear upside within five to ten years?
Do you already know your exit before you even enter?
Did you secure it at a good price?

When these aren’t clear, people end up holding properties longer than planned, carrying the pressure month after month.

Property only works when the numbers work. If the deal depends on emotion, the risk is already built in.

That shift is what Fei is working from now.

Before this, the concern was losing money and handling the responsibility that comes with investing. There was also the assumption that it takes a large amount of capital to even get started.

What moved things forward was deciding to act on small, calculated steps instead of waiting for the “right” time.

That led to this deal.

33.3% below market value, with an 8% rental return.
