EXCLUSIVE: A historic turning point in Postołowo. The legendary "The Monster" enters a new era as a luxury resort!
The Polish world of golf and hospitality business is buzzing. As our editorial team has learned, the iconic Postołowo Golf Club championship course is entering a spectacular, multi-phase transformation. One of the most demanding and acclaimed venues in Northern Europe is transforming into a world-class luxury destination under the brand "The Monster Golf Resort & Spa," officially registered with the EUIPO.
The project is already creating a massive stir at the highest levels of the international hotel business. When asked by our editorial team for details, the owner and mastermind behind the project, William Siwek, categorically dismissed rumors about rebranding the course itself:
"Postołowo Golf Club" is an institution with a proud, nearly 40-year history that helped build the very foundations of Polish golf. The heritage of this championship course remains completely intact. The venue retains its historic name, while 'The Monster' becomes the official nickname of the course and the brand for the new, luxury hotel and apartment complex," emphasizes William Siwek.
Battle of the giants to manage the complex
According to our unofficial information, the project has triggered a literal avalanche of inquiries from global hotel chains. The investor confirms that an elite pre-qualification procedure has already been launched for top-tier international operators (Tier-1 Luxury). Interestingly, the developer is dictating incredibly tough terms: the only option on the table is a prestigious HMA (Hotel Management Agreement) formula, meaning direct management of the property by a global brand under its luxury flagship banner, completely ruling out standard franchise agreements.
Behind the scenes, there is talk of advanced negotiations with The Luxury Collection / Autograph Collection brands. The entire project is being designed to meet demanding, pan-European ADR (Average Daily Rate) targets of €250–€350+, positioning the resort to compete directly with top destinations in Scandinavia and Western Europe.
Well-thought-out strategy and strong partners
The investment impresses with its architectural and logistical scale, managed by the renowned studios Baskervill and Architeka (Tomasz Karpowicz). The project—featuring a 131-room hotel, a luxury Spa, and a modern MICE center for 400 people (dedicated, among other things, to prestigious automotive premieres) — has been meticulously planned to blend seamlessly into the existing, spectacular infrastructure of the 18-hole course.
Crucial to the project's success, the adjacent complex of 60 branded investment apartments, each measuring 85 m² (in a dual-key configuration), is structured for a one-time bulk sale to a global investment fund. This move completely eliminates fragmented private owners and guarantees the operator unprecedented, uniform control over the entire business operation.
Private owners will be able, if they wish, to purchase identical apartments constructed during Phase 2 at a later date.
Financial peace of mind and no rush
The investor remains completely calm and fully independent of market volatility. The work schedule is synchronized with the final milestones for the building permit, which is planned for this autumn. According to our findings, thanks to a massive commitment of private equity, the structural phase (the entire shell and core state) will be financed without any traditional bank debt.
Only after reaching this stage does the developer intend to allow selected financial partners and operators into the final capital structure for the interior fit-out (FF&E). With such a low Loan-to-Value ratio, this positions the project as a commercial sure thing.
The official opening of the Virtual Data Room (VDR), containing detailed technical specifications and business models, is scheduled for the autumn, concurrently with receiving the building permit. One thing is certain: Postołowo is permanently shifting the balance of power on the luxury business map in this part of Europe. We will continue to follow this project closely.
