THAT'S HOW THICK MY APPEAL CASE DOCUMENTS ended up being submitted to HDB Loan Dept.

Close to ten years ago, I was approached by a client. She was divorced, had to sell her house, had 3 kids but was unsure if she could even buy a new house.

Background info: She used up her 2 concessionary loans with HDB as she had bought a few houses before.

Back then, she was facing bankruptcy issues and her house went through a writ of seizure process too.

Told her not to sell her home as yet UNTIL we get an appeal for a HDB loan done.

Communication with HDB Loan department ensued. Assisted her in appealing and HDB asked for more supporting documents to show her family expenditure, statements to indicate her severity of her financial situation, 6 months payslips and divorce documents too.

My client had to even surrender a credit card statement indicating purchases of even undergarments! In these cases, we just have to be honest and push away fear of embarrasment factors.

Thus, that's the thickness of the appeal letter and supporting documents u saw in the pic above.

The appeal process was long. After 6 months, we finally got a loan! She received a $80k loan but at a market interest rate. Hey it's better than nothing since all loan avenues (especially banks) are ot for her.

Finally, now we can move on and start selling her current matrimonial flat & later, purchase a new one.

She is now living in her simple abode with her 3 growing kids.

[Final note: Never give up and exercise all possible avenues for your predicament. If someone you approach is not able to help you, highlight your situation to some friends. These friends might know some people who might just can help.]

[Even though a Singapore citizen has exercised 2 concessionary loans, one can still appeal for a HDB loan. This is approved on a case to case basis according to the severity of the appeal. Not all appeal loans goes through] ®

To get people to reside in your residence, you must ensure that all items are in proper working order and pleasant enough to attract tenants.

One must do whatever is necessary to upkeep and maintain the property. If your “hotel room” is not pleasant to begin with, do not expect to draw top dollars from your tenants.

My landlord is an elderly lady but the caretakers are her responsible children. The rent is to support their mom's medical bills and expenditures.

They asked if I could quantify the anticipated increase in rent if the refurbishments + renovated toilets. Told them the only thing that I can guarantee is the speed of the rent. It will be way faster compared to a unit which is not maintained.

Price wise? I will try my best to get highest possible rent.

4 days of advertisement, 3 rounds of viewing, 3 offers later…True enough! We closed the rental & chose the tenant who can move in the soonest.

HIGHEST 1+1 UNIT RENT in Blk 377 at least, if not Clementi.
The best news is that we got the highest rent as compared to other 2 other units that was renting in the same block. We managed to fetch $200-$500 higher than theirs.

Yes, luck played a part too. But without guts and awareness in pricing your unit, we wouldn’t be able to get the price that we got.

We just have to cash in on fact that this unit is 7 mins from Clementi MRT.
One agent even said "Waah, u lock up 1 common room and the store room, you still ask so high?"
Well, its my client's gain. We got what we wanted and needed.

1ST EVER VIEWING IN ABSENTIA & CLOSED!
In all of my 14 years as a realtor, this is the first time ever that I assisted my buyers to view a house on their behalf. They were in Italy, spending quality time together there.

2 viewings was done on 8th Dec 2019.

They knew the Punggol area and its amenities very well. So it’s left to the condition of the house. Was requested to do viewing on their behalf , recorded the internal condition of the flat and shared with them the video over Whatsapp. The wonders of technology.

Later that nite, received the green light from my clients to negotiate and offer on the unit. Negotiated with the agent and found out that the sellers were actually living in Australia.

12 Dec 2019: So communications between Italy, Singapore and Perth took place. 4 days later, after all terms and conditions were discussed and met, an option on the flat was placed.

Owners’ father and sister were the power of attorney for the owners. Friendly bunch they were.

All flowed smoothly. It helped to have a co-broke agent that was able to assist in my clients’ needs but yet ensuring her own clients’ interest are safeguarded. Thanks for the hard work, Esther (my co-broke agent from PropNex).

If it’s meant to be, it will be.

To hasten things up, managed to get my buyers to bring their contractors down to the unit for measurement taking. They got a physical view of the unit themselves.

Unit is now exercised. Now to the next stage.

My owner’s are anticipated to have possession of the flat in Early March 2020.

WHEN THE STUDENT IS READY, THE TEACHER WILL COME

A client referred to me his colleague who was undergoing a divorce process.

Mr S decided to handover his share of his matrimonial flat to his ex-wife and his kids (See my 27 August ’19 post).

Had a heart to heart discussion, understood his situation and housing needs better.

Here, is a man who has been living in his current workplace for 1 WHOLE YEAR, while waiting out for his divorce process to be completed.

Told him that we shall not waste time. Once his divorce has been finalized and the court order has been obtained, we shall apply for his Home Loan Eligibility (HLE).

He asked if it would even be possible when he has not even transferred his rights of his matrimonial flat.

“Why don’t we give it a shot and we’ll see what happens?” That was my reply.

Assisted in his HLE application and voila! 2 weeks later, he was pleasantly surprised that he got a loan amount that enables him to even buy a 5 room flat!

Advised him to quickly expedite his transfer of matrimonial flat with HDB.

Went on to view 1st round of viewings of 4 houses. He liked one unit at Jurong East but the selling price was very high. t

Went on a last minute unplanned 2nd round of 2 houses. one captivated our hearts and we negotiated with the agent on the spot. In fact, we were the first buyers to see the flat!

House is in excellent condition despite being rented out. Aircon unit is only about 2 years old.

We optioned on the flat.

Aug 2019: He took steps to check with CPF Board
Sep 2019: Applied HLE
Oct 2019: HLE Approved
Nov 2019: Did 1st Round of Viewing
Dec 2019: 2nd Round of Viewing (Offered on the spot), Exercising option soon

My buyer will be able to take possession of the flat in March 2020.

And so... With God's grace, we did it.

RIVERPARC RESIDENCE, a 4 bedroom unit, sold within a viewing packed 3 weeks.

Offers started trickling in starting from 950k.

Knowing our apartment's strength and weaknesses, we piled onto our marketing efforts banking on the pool view. The apartment was also is in original developer's state when was given to the owners.
Prospective buyers do not have to hack down anything elaborate and add onto their renovation costs.

SIMPLE IS BEAUTIFUL.

One buyer practically played a "tennis game" with us and kept counter offering to us despite us standing firm on our final price.
The agent showed me how Riverparc Residence has one of the lower psf price and they cant do above and beyond certain market rate pricing. I nodded and smiled.

We knew what we wanted. $950k became 980k, then $1 mil,$1.01 million, $1.02,$1.03 ...and the serve goes on.

Until one fine day, a buyer came for second viewing, knew what he wanted too, both co broke agents cooperated with no price games in mind. They gave the price that we sought.

DEAL! SOLD!

PS: I managed to get $10k above owner's expecatations.

Now, to get the a new abode for my client who wishes to pay full for their next property.

VIEWING APPT IN ABSENTIA
2 appointments today without my buyers around.

My buyers requested that I were to view on their behalf while they are overseas and to record the viewing and property on video.

Shared the videos to my buyers by sending a link on whatsapp.

One of the units looks promising though.

Hope that my clients reach SG safely and then will go on to view it for the 2nd time.

A lady called me and asked if I can meet her.

Story short; divorce case, 10x rejection from HDB, Met MP / agencies from all over. All rejected.

End result: A disappointed, dismayed , demotivated single mother but she still have that little ounce of never give up attitude in her to still try.

Came to her house, discussed and told her. "Rejection from these parties are just redirections. I can't promise a miracle but I can try my best to connect you to some people whom I know that beat the odds and manage to get a HDB loan.

Yes they took months but if u open up the right channels, you can never know what can happen.

If you adopt the same approach, you will get the same result! We shall try a different channel.

If they can do it, why can't we?"

Connected her to a former client who was very "creative" in her efforts and reap results from it.

I had to put my hats off to this couple for doing what they did.

Asked this couple if they are willing to help and they agreed! Hurrah!

Discussion over coffee and we strategised about our next few steps.

Nothing is impossible in this world. Such cases are just like finding the right specialist to treat an illness. We need to get the a second opinion and keep on trying till there is a way.

Housing policies are not laws. They are decided on a case to case basis.

Hopefully with this suggestion, she will get what is needed. Let's do this! Cepat Tepat Padat!

My landlord's kitchen cabinet (near the sink section) was severely damaged due to the leakage at the pipe.

Advised them to repair the damaged section as it would be unsightly and not favourable when we are searchg for tenants.

Called in my trusted carpenter who does repair works for kitchen cabinets too.

20 Nov 2019- Measurements taken. Selection of formica done. Deposit for refurbishment works. (First 3 pics)

3-4 Dec 2019- Installation of cabinet. Revarnishing of older cabinet section.

Pleasant surprise is that the old and newer sections seems to blend in as the formica chosen was quite close in colour and design.

Now, the house is ready to find new tenants. Renovated toilets, refurbished kitchen cabinets.

Selling a mature flat is very challenging.
Presented an offer scenario to client. We received an offer despite it being low, still a valid offer that we should consider seriously.

The house I’m selling is a 40-year-old flat, a factor that diminishes the number of buyers viewing the flat due to the CPF Withdrawal Limit.

(*CPF Withdrawal Limit basically indicates that you can’t fully utilize your CPF fund and pay the balance of the loan using cash only, at a later stage of your home ownership. This happens even though you have more than enough funds in your CPF)

Despite that fact, still managed to get 5 viewers for the flat in the past 3 months. That’s not so bad. We even received 2 interests in the flat.

Presented the scenario to my clients and showed them the figures of what to expect for their CPF amount going back into their ordinary account.

She will go back and discuss with her children for a better perspective and opinion. Discussion looks good though.
