Are Facebook leads getting cheaper? πŸ€”

Over the past few weeks, I've been seeing a trend across my client accounts that I've never seen before.

Nationwide campaigns: $10 to $15/lead (some stretches even under $10)

Semi-nationwide campaigns: hovering around $15/lead
And this is with SMS verification turned ON.

Historically I've seen:

Nationwide: around $20/lead

Semi-nationwide: $25 to $30/lead β€” even higher with SMS verification

Not sure if I'm getting better at running ads, Meta's getting better at placing them in front of the right people, or a little of both lol.

I let a campaign "cook" for 6 weeks and the results are wild πŸ‘‡

About a month and a half ago I launched a target cost campaign across 100 of the most competitive counties in the country.
First time I've ever run one long-term like this.

I kept hearing the same thing about target cost campaigns: they get SMARTER over time. They learn where to find cheap leads the longer you let them run.

I didn't fully believe it until I saw the numbers myself.

Here's the breakdown:
πŸ“Š Last 6 weeks (all-time): 91 leads @ $23/lead
πŸ“ˆ Last 7 days: 43 leads @ $17/lead
πŸ”₯ Today: 4 leads @ $11/lead

Read that again β€” almost HALF of the total leads from this entire campaign came in over the last week alone. And the cost per lead just keeps dropping.

This isn't a fluke either. I've had multiple days recently that look just like today.

If you've ever killed a target cost campaign early because week 1 or 2 looked "meh" β€” this is your sign to be patient and let it work.

Orange County, CA Test Update β€” Chasing $30 Leads in One of the Toughest Markets in the Country

Quick update on my Orange County motivated seller campaign test.

Where we're at:
- $48/lead on active campaigns
- $59/lead overall (includes test campaigns and underperformers)
- Goal: sub-$50 CPL, ideally landing around $30/lead β€” in one of the most competitive real estate markets in the US

What's working:
- Target cost bidding is significantly outperforming highest volume bidding on budget efficiency
- Adding in surrounding markets is helping pull the blended CPL down

What I'm testing next:
- New campaigns come out of the gate strong, but spend tends to die off after a few days. I'm testing a "launch a new campaign daily" cadence to see if I can keep that early-performance curve consistent instead of losing momentum
- Continuing to rotate new hooks and angles to push click rates up and CPL down

The bigger picture:
This is a long-term test, not a quick win. I want to prove that $30, quality motivated seller leads are achievable even in a market this saturated and expensive. If it works in OC, it works almost anywhere.

One of our Pay-Per-Deal Partners just signed their 2nd contract in under a month. Here's the full story πŸ”₯

A few weeks ago, one of our Pay-Per-Deal Partners signed their FIRST contract after just 1 week of running ads and $300 in total spend. Nationwide campaign.

Fast forward to last week... they just signed ANOTHER one.
I checked in with them to see how things have been going since we tightened up our process (filtering out listed leads, adding SMS verification), and here's what they told me:

Before implementing Facebook ads, it was taking them roughly 50 leads to get one contract. Since we started working together, they're converting at 18 leads per contract.

That's not a small improvement β€” that's a completely different business.

They put it best: this used to feel like scraping just to survive. Now the leads are working for them instead of the other way around.

This is exactly why we keep refining the process instead of just chasing volume. More leads doesn't mean anything if they don't convert β€” what matters is getting you to a signed contract as fast and cheap as possible.
