The most cited source in AI search isn't Google. It's Reddit. 40.1% of all citations across ChatGPT, Perplexity, and Google AI Mode come from Reddit threads. That's almost twice Wikipedia, and almost no real estate agents are on it.
When a buyer in your market opens ChatGPT and asks what neighborhoods in your city are good for families, the AI is pulling from Reddit conversations. If your voice isn't in those conversations, someone else's is, or no one's.
Here's what surprised me most when I dug into the SEM Rush study of 248,000 cited Reddit posts:
- Q&A threads made up 50% of all citations.
- The median cited post had fewer than 20 upvotes.
- The average cited post is 900 days old, and it compounds for years.
You don't need to go viral. You need to be structurally clear, factually specific, and patient. The agents who plant a flag in Reddit in 2026 will own AI citation authority in their markets for years. The window is open right now because no one else in real estate has really noticed.
