Senior Living Direct We do one thing: marketing for senior living communities. Twenty-five years of it. Independent living through hospice. US and Canada.

Now with AI systems customized per client, directed by senior living strategists. Senior Living Direct is a mid-sized ad agency dedicated to serving seniors and the senior living industry across the United States. Our goal is to work with clients like you to develop cost-effective marketing campaigns that strategically target your most qualified leads, while building a brand that truly engages and excites your audience. We’ve worked with all levels of care, all sizes and budgets: assisted living, memory care, skilled nursing, independent living, CCRCs, personal care homes, adult day programs, hospice, home health and more. Our love for seniors and identifying ways to improve their quality of life fuels our excitement for building campaigns around the distinct people, places and moments that make a community delightful and marketable.

Every few years someone declares direct mail dead, and every year the communities we work with keep generating move-ins from it. The obituary has been premature for about two decades.

The difference between a mailer that fills a tour calendar and one that goes straight to the recycling bin is not budget. It is a targeted list instead of a radius, real photography instead of stock, an invitation with a date on it instead of "come visit anytime," and three to four touches instead of one.

It still works because it reaches people where they are, in a format they trust, in something they can hold.

We made this graphic in under a minute. It looks great. It also looks exactly like the bakery down the street, the local handyman, even the senior living community you compete with!

Six typefaces, none of them a brand font. Colors that are close but not right. And not one photograph taken at the community it's advertising.

AI didn't make marketing generic. Skipping the part that required knowing your building did.

The path families take is predictable. Search for care in a city, land on a map with three pins, read the reviews attached to each one. Your website is the second or third stop, and the opinion is already formed by the time she gets there.

We build brochures, and a good one earns every dollar. It is the piece a family takes home and hands to a sibling. But it does that work later, after the tour, and the reviews are what decide whether the tour happens.

The fix is procedural, not creative: decide who asks, decide when, make it easy from a phone.

Ask a senior living marketer why pricing is not on the website and you get a version of the same answer: we want the conversation, and pricing is complicated.

Both true. Both also the reason a family closes your tab and opens the next one.

Withholding rates does not protect the sales conversation. It fills the tour calendar with families who could never afford you, and quietly turns away the ones who could.

Most communities spend real money generating inquiries, then lose a meaningful share of them in the gap between the form submission and the first conversation.

The marketing worked. The follow-up is where it fell apart.

Here is the exercise: pull your last fifty inquiries and write down when each one arrived and when a human actually spoke to them. Not the auto-responder. The conversation. Most communities have never looked at that number, and it is usually the cheapest thing on the list to fix.

Our co-founder, Edie-Beth Collova, was adopted as a newborn by parents who were already fifty. She grew up paying attention to blood pressure medications, doctor's appointments, and the particular quiet that settles over a house when someone starts slowing down.

That's where her career started, years before it was a career. Internships in college. A master's in gerontology at Baylor. Admissions at faith-based CCRCs, then interim administrator, interim move-in coordinator, whatever a community needed that month.

Then her father died. She moved in with her mother and spent two years as her caregiver. Everything she had learned professionally, she learned again from the inside.

Edie-Beth knew the industry needed advocates who would say plainly what is good about senior living. She and her husband Trapper, a career marketing strategist and creative director, founded Senior Living Direct. The reason then is the reason now: to materially improve the lives of residents and their families by promoting organizations that operate with integrity, respect, and real standards of excellence.

Aggregator leads come with a hidden cost: you are one of four or five communities calling the same family within the hour.

Direct marketing works differently. The inquiry comes to you, it arrives warmer, and the relationship starts on your terms instead of in a race.

We break down where each dollar actually performs on the blog.

Nobody moves their mother across town to save forty dollars a month. They move her close enough to visit on a Tuesday.

Drive-time targeting builds your media around that reality. Instead of a radius on a map, you buy the area families will actually consider, which usually means fewer impressions and more tours.

Most communities are paying for reach they can never convert.

We use AI every day. We also know exactly where it stops being useful.

It is very good at volume: drafts, variants, scheduling, reporting. It is not good at judgment, and senior living marketing is mostly judgment. Which objection to answer. Which photo earns trust. When to stop selling.

The right split between the two is what we build for clients.

Not long ago, one 3D floor plan rendering with a furnished interior could cost thousands. So communities rendered a single unit and reused it everywhere.

The price of that just dropped.

With custom AI tools and 25 years of senior living know-how behind them, we turn your flat 2D plans into 3D layouts and move-in-ready interiors. Every floor plan, not just the one you could afford.

Prospects tour with their eyes first. Give them something worth looking at.
