We were at a trade show, standing at the booth, when we hear this… flap… slap… flap… slap… coming down the aisle.

We look up and here comes Benjamin.

One shoe completely destroyed. Sole hanging on for dear life.

The other one already off — just casually being carried like that’s a normal thing to do at a professional event.

Everyone at the booth just stared for a second… then lost it laughing.

He gets to us, slightly out of breath, looking fired up.

Not a single word about the shoes.

Instead it’s, “I just met this guy! He’s got a tool that could help our clients sell way more homes…”

That’s Benjamin.

Couldn’t care less that he looked like he just lost a fight with his footwear in public.

There’s a strange balance I’m learning right now.

Building something that matters… while also having a young family at home.

This year alone I’ve already got four more trips lined up for different manufactured housing events and meetings. Next stop is the MHI Congress & Expo in Vegas.

The travel is exciting. The conversations are great. And the opportunity to help move this industry forward is something I don’t take lightly.

But every flight also means a little time away from home.

Anyone building a business with young kids knows the feeling.

You want to create something meaningful… but you also don’t want to miss the moments that matter most.

So I try to remind myself why I’m doing it.

To build something that lasts.To help an industry grow.And ultimately to create the kind of life where family always comes first.

This comment showed up under one of our ads recently and it made my day.

A client of ours in Oklahoma wrote:

“I’m taking minimum 2 applications a day. The system does your follow up to get interaction and then you take over… where most sales people fail is in follow up and that’s where the money is.”

They’ve been with us for over a year now and operate four locations.

That part matters.

Because a lot of marketing works like fireworks.

Big flash.
Lots of excitement.
Then… nothing.

Four years ago I sent a completely random Facebook message to a dog grooming salon.

Not a mobile home dealership.
Not a tech company.
A dog grooming salon.

At the time I was just offering photo, video, and marketing help to local businesses. Nothing fancy. Just reaching out and trying to be useful.

That message is how I met Benjamin.

What started as a normal business conversation turned into a friendship. And eventually we started working together on different projects.

Fast forward a bit and I was dealing with a frustrating problem for one of our clients.

I was generating leads… but the follow-up wasn’t happening fast enough.

Opportunities were slipping through the cracks.

I remember explaining the problem to Benjamin.

Honestly I was complaining.

A little while later he came back and said, “What if we just built something that handled it automatically?”

That became the first version of Judy AI.

At the time it was just a solution to one annoying problem.

But that one system turned into more systems. Those systems started producing real results. And before long we realized we weren’t just solving a problem for one client — we were building something that could help an entire industry.

That eventually became The Mobile Home Guys.

All because of one completely random Facebook message to a dog grooming salon.

As I sit here pensively pondering with a pickle in a pouch…

This afternoon boxes showed up with 100 copies of my book.

So naturally… we opened them all up on the living room floor.

My kids helped me tear into the boxes, pull the books out, stack them, flip through the pages and cause some general chaos.

It was a pretty simple moment. Just sitting on the floor surrounded by books and tiny humans who were way more interested in the cardboard than the actual books.

But it did make me pause for a second.

Moments like this only exist because people trust us with their business.

Every dealership owner who lets us run their marketing.

Every client who sticks with us month after month.

Every person on our team who genuinely cares about doing great work and getting real results.

That trust is what allows all of this to happen.

It allows our team to provide for their families.

It allows my family to sit on the floor opening boxes of books on a random weekday afternoon.

None of that is something I take lightly.

We drove up to Palatka this week to spend the day with Ronnie Frazier and his team.

He had us come in to do an in person training day with the entire team from all three dealerships — tighten up lead handling, get everyone aligned, boost morale and grab some content while we were at it.

At one point he told us a story from “the old days.”

Back when five dealerships sat shoulder-to-shoulder on the same stretch of road, like they do to this day, they had a simple strategy.

When someone stopped by their lot?

They’d give them a gallon of ice cream on the way out.

Why?

Because if you’ve got a melting gallon of ice cream in the passenger seat… you’re probably driving home.

Not stopping at the competitor next door.

Benjamin and I just looked at each other and started laughing.

Honestly?

Bring it back.

It’s funny. It’s scrappy. It’s old-school competitive.

But underneath it is something real.

When the market is crowded, you don’t win by being slightly better.

You win by thinking differently.

Sometimes that’s ice cream.

Sometimes it’s faster follow-up.
Better systems.
Smarter AI working your leads before the dealership down the street even replies.

Same road. Same buyers.

Different mindset.

And that’s what actually separates the winners.

I rode in a self-driving car for the first time last week and it made me realize something.

Everyone loves to debate the risks of new AI tech.

But once interacting with it feels the same — or better — than interacting with a human in that role… it’s only a matter of time before it becomes the obvious choice.

The first five minutes I was blown away.

Filming everything.

Pushing buttons.

Texting my wife that we’re moving to Arizona.

Then it became normal.

When we arrived, I opened the door and said, “Thank you.”

Then I froze.

There was no one to thank.

And that’s the shift.

Disruption doesn’t happen when the tech launches.

It happens when people stop noticing it.

When it becomes default.

That’s how we think about AI in our agency.

Not as a gimmick. Not as a buzzword.

But as infrastructure.

Quietly working behind the scenes to respond faster, follow up smarter, revive old leads, and move buyers forward automatically.

The dealerships that win won’t be the ones arguing about AI.
