Day 71.

Landscaping is DONE. Flower beds, hydroseed, all of it.

Passed the blower door and duct test too. One step closer to the certificate of occupancy.

Day 66 of building this house while working a full-time job. $140,168 spent so far — last week alone ate $7,350, and most of it is the driveway. Today was the final electrical trim-out: $3,097.54 for the outlets, switches, and fixtures most people never notice. $63,338 left in the budget. Trying to finish this one in under 90 days and under budget. Follow the build.

🤯 I can’t believe it’s only been 51 days! I invited my concrete contractor back to get a quote on final grading and driveways and he pointed out the fact that I’m flying through this project. To this point I haven’t had time to stop and think or even measure the timeline. To be honest, I don’t really have strict timeline goals on these projects. This is only my second new build therefore, my focus is more on learning lessons and not necessarily the pace of operations. Let me know what you think. Is it possible to complete this build in under 90 days?

I landed a $15,000 deal recently from a pay-per-lead source. I can turn leads on and off like a faucet. AI picks up, my bot texts, and I get notifications. Spent $1,500, made $15,000. It doesn't scale, but it doesn't need to.
