Alright so I built something for my own business and a few people have already asked me about it so I figured I'd share it here.

I put together a county guide for Greene County, Tennessee. Not a Canva template. Not a stock photo flyer with "Welcome Home!" slapped across the top. An actual guide. Schools, taxes, cost of living, healthcare, fiber internet, the food scene, history, events, what it's actually like to live there. The kind of thing where if a buyer says "tell me about the area" you hand them this and they stop asking you questions you'd have to Google anyway.

I also built a website to go with it. Clickable links to everything. Schools, utilities, government offices, restaurants, parks, landmarks. There's a form at the bottom where people can request a free copy of the guide. When someone fills it out, you get an email with their name, email, and phone number. That's it. No middleman. Straight to your inbox.

Now here's the thing. This doesn't have to look like mine. You pick the aesthetic and I build it around your branding. Your colors, your logo, your photo, your contact info. Your preferred local businesses included. Whatever style you want, that's what you get.

And there's a lot of ways to use this besides just handing it to a client. Post it in hometown Facebook groups as genuinely useful information about the area. Run a FB ad offering a free county guide and let the form capture leads for you. Share it when someone in a relocation group asks "what's it like in [your county]?" Send it to every lead that comes in from Zillow or Realtor.com before you even call them. It works because it's actually useful and not just a sales pitch disguised as a resource.

When did “good marketing” become spinning the camera so fast the buyer needs Dramamine? 🤢

I’ll watch a whole reel and think,
“Cool transitions… but does this house have a kitchen?”

Somewhere along the way, we decided fast cuts and disappearing-agent magic tricks mattered more than actually showing the property. By the end, do you remember the flow of the home? The vibe? The room sizes?

Or do you just remember the agent teleporting from the foyer to the backyard like a low-rent illusionist?

If you need magic tricks, I can dust off my Professor Hinkle routine.
But I’m trying something else.

This video took a different route.
Photos. AI. Story. A little creative problem-solving.
No spin-and-zoom circus. No seizure warning required.

Also, fun fact: the house is empty. Like… actually empty.
We staged it digitally so buyers could see what could be, not just bare walls and wishful thinking.
