Before an institutional investor takes your first meeting, they have already done their homework. What changed is where that homework happens.

LPs and investors allocators now use AI to vet managers the way they once used Google: asking direct questions about track record, sector focus, and reputation, then forming a view before anyone picks up the phone. A recent Forrester study found that in under two years, 89% of B2B buyers have adopted generative AI, calling it one of their top sources of self-guided information at every stage of the buying process. Capital allocators are B2B buyers. Their diligence starts the moment they type your firm's name into an AI engine.

So, the question for anyone planning a raise is simple: what does AI say about your firm right now? Is it accurate? Is it the story you would want a prospective LP to read first? And how do you compare to the managers you are competing against for that allocation?

It shouldn't cost you an allocation to a less experienced firm that happens to surface in an AI answer. If you don't know what AI says, that is a visibility gap worth closing before your next raise.

Everyone says retail finally got disciplined. Whitney Livingston, COO of ICSC has a more honest answer: it's the cost of capital.

After years of overbuilding, new retail construction has stalled, not because the industry planned it, but because capital got expensive. That supply-and-demand mismatch has made well-located, well-operated space more valuable than it's been in years, and it's pushing owners to repurpose aging malls into higher uses instead of building new.

What comes next is an AI story. ICSC and McKinsey estimate up to $1 trillion in U.S. retail revenue could flow through AI agents by 2030, and that operators who give each location a clear mission, convenience or discovery, will capture more than 85% of the sector's profit. For owners, the move is a center that delivers both, on purpose. Whitney's stress test starts with one question: what is this property's mission? Then judge the tenant mix, site plan, and experience against it.

A few years ago, when an institutional investor or a prospective client wanted to know the best firms in your market, they opened Google.

Today they ask ChatGPT, Claude, Perplexity, or Gemini. Instead of scrolling through results, they get one straight answer: a shortlist of four or five firms, each with a reason to call. Either you're on it, or a competitor is.

This changes how deals find you. The shortlist forms before your first meeting, before a broker makes the intro, before you know capital is moving in your market. If your firm isn't named, the raise gets subscribed or the deal trades without you, and you never even knew it was in play.

For commercial real estate, due diligence is now being conducted through Ai search and decades of reputation do not transfer to AI on their own. The firms showing up are getting shortlisted quietly. The firms that aren't are losing calls they will never see.

So go ask AI about your own firm. When a prospect asks about your category, are you showing up or are you invisible?

Sustainability in commercial real estate has moved past the era of ambition. Now comes the hard part: ex*****on.

For years, the industry was defined by net-zero targets, long-range road maps, and aspirational commitments. But as our client KBS - one of the largest owners of commercial real estate in the U.S. - makes clear in a recent piece for Institutional Real Estate, Inc. (IREI), the question is no longer whether sustainability matters. It's which strategies will endure.

Marc DeLuca, CEO and regional president, Eastern Region of KBS, outlines what's actually working at scale: energy efficiency upgrades, electrification infrastructure, EV charging networks, water stewardship, and data-driven portfolio benchmarking. Some rooms are about deals. This one was about families, and a future where every person with autism has the chance to thrive.

Our team recently spent the evening alongside our client BLT Enterprises at the Autism Speaks Golf Tournament at Strawberry Farms Golf Club in , CA.
