Here are some of the biggest turn-offs for home buyers (the good news is, they're all easily avoidable as a seller!).

➡️ An outdated kitchen and bathroom: Though you don't need to do a full renovation, a few changes can go a long way, like new light fixtures or cabinet hardware.

➡️ A broken doorbell or cracked screen door: Curb appeal starts the second your buyers pull up to your front door. Make sure everything is functional and not broken.

➡️ Dirty carpets, walls, or windows: A deep cleaning prior to listing your home is always a good idea. Have carpets shampooed, walls painted or touched up, and windows washed from the inside and out before inviting buyers into your home.

➡️ Scuffed hardwood floors: If your hardwood floors are in bad shape, your buyers are going to look at them and see dollar signs. Make sure your floors are clean and polished so your buyers won't need to replace them.

Buyers can make simple mistakes like these and significantly impact closing a deal on a new house. Here's how to avoid them:

1) Work with a reputable lender who has previously done mortgages in the specified area.

2) Make sure that the pre-approval letter is clear about how much they are qualified for and how the lender looked through all financial and credit history.

3) Always avoid submitting a pre-approval letter that shows more than what is being offered. You as a lender should customize the letter to the amount they are offering.

Refrain from giving the seller reason to put forth a counter offer or turn down the offer by avoiding these mistakes.

Knowing your sellers questions & answers about home inspections is important.

Inspections can seem a little mysterious, so let’s break down some common questions that sellers have.

1. Can I get my home inspected before I list? You sure can! If you’re not sure about the condition of your home, this can be a smart move so you can do any fixes before hitting the market.

2. What does the inspector check? The inspector will look at the structure and systems of your property e.g. roof, walls, foundation, plumbing, electrical, and so on.

3. How long does the inspection take? Inspections usually take a few hours from start to finish.

4. What if the inspector finds problems with my home? Usually, the buyer will come back with a list of things they want you to fix. Then you’ll work with your agent to decide what you can offer to the buyers. In some cases, big repairs will need to be done before the buyer can get financing for the home.
