July’s numbers show more inventory and longer market times, while homes are still selling very close to their asking price — about 99.3% of list price.

For buyers, more inventory can mean more choices and a little more room to negotiate.

🏡 Utah County Market Update | July 2026

The market is giving buyers a little more breathing room.

Single-family home inventory increased to 4.3 months, while the median time on market rose to 37 days. At the same time, homes are still selling for about 99.3% of their asking price, and the median sold price remained relatively steady at $616,500.

What does that mean?

For buyers, more inventory and longer market times may mean more choices, less pressure, and potentially more opportunity to negotiate.

For sellers, buyers are taking more time to make decisions — so pricing your home correctly from the beginning matters.

A Healthy Great Salt Lake Means a Stronger Future for Utah

When most people hear about the Great Salt Lake, they think of wildlife or beautiful scenery. But its future affects much more than that—it impacts our communities, our water resources, and the way Utah continues to grow.

This week, Utah leaders announced a $7.5 million investment to help preserve wetlands surrounding the Great Salt Lake, establish a natural buffer between future development and sensitive habitats, and promote smarter water use in industrial projects. The initiative is a collaborative effort involving the Utah Inland Port Authority, the Utah Department of Natural Resources, Utah Water Ways, and local and state leaders.

Why does this matter?

💧 Healthy wetlands naturally improve water quality.

🦆 They provide habitat for an estimated 10–12 million migratory birds every year.

🏡 Responsible planning helps balance Utah's rapid growth with preserving the quality of life that makes our state such a wonderful place to call home.

Vineyard Market Snapshot | June 2026 | Single Family Homes
As both a Vineyard resident and REALTOR®, I love keeping an eye on what's happening in our local market.
Here's what stood out this month:
📈 Home values continue to remain strong. The median sales price increased to $800,000, reflecting the continued demand for homes in Vineyard.
🏠 Fewer homes came on the market, giving buyers fewer new options to choose from. At the same time, inventory increased, which means some homes are taking a little longer to sell, creating a more balanced market than we've seen in recent years.
💡 What does this mean? Buyers have a bit more breathing room, while sellers who price and prepare their homes well are still in a strong position.
I'm excited to share these local updates each month because every city has its own story—and Vineyard continues to be a wonderful place to call home.

Utah County Market Snapshot – June 2026

Wondering what's happening in the Utah County housing market?

Here's a quick look at this month's trends for SINGE -FAMILY homes:

📈 More homes are hitting the market — New listings increased 4.6% compared to last June.

🔑 Buyers are still active — Closed sales were up 2.1%, showing that well-priced homes continue to attract strong interest.

💰 Home values remain steady — The median sales price held at $625,000, reflecting a stable market.

🏠 Sellers continue to receive strong offers — On average, homes sold for 98% of their original list price.

💡 What does this mean?
The market is becoming more balanced. Buyers have more choices than they did a year ago, while sellers who prepare and price their homes correctly are still achieving excellent results.

Every market is different, and every neighborhood has its own story. That's why I believe it's important to look "beyond the numbers" and understand what they really mean for your real estate goals.
