This one made my day.

One of my clients recently heard from a national association interested in having her as a keynote speaker.
Naturally, she asked how they found her.

The answer... ChatGPT.

They had asked ChatGPT to recommend the type of expert they were looking for — and she came up. I was thrilled because this is exactly what we've been working toward. We’ve been intentionally building her digital authority around a very specific area of expertise so that her online presence makes it clear who she is, what she knows and what she should be known for.

There’s no magic formula that guarantees AI will recommend you. But every blog, video, professional profile, media mention and piece of content contributes to the digital picture being built around your expertise.

People aren't just Googling experts anymore. They're asking AI who the experts are.

If someone asks AI to recommend a Realtor with your expertise, will it know why that should be you?

Your website matters, but it’s only one piece of the picture. Your articles, social content, videos, professional profiles, media coverage, reviews and mentions across the web all help establish who you are, what you know and what you’re known for.

Together, they build a much clearer picture of your expertise – for potential clients, Google and AI.

That’s why building authority online isn’t about being everywhere or creating more content just for the sake of it. It’s about being clear, consistent and strategic wherever you do show up. Every piece should reinforce the expertise you want to be known for.

I’ve been thinking a lot lately about how AI is changing the way people search, not just for information, but for people and professionals they can trust.

For Realtors, I think that raises an interesting question: If someone asked AI to recommend a Realtor with your exact expertise, would your name come up?

Maybe you’re known for luxury real estate, waterfront homes, new construction, relocation, golf communities or one very specific market. Your clients may know that about you. But I’m realizing more and more that Google and AI need to be able to understand it, too.

That’s one reason I think content is becoming so important. Listings, Just Solds and market updates show that you’re active, but they don’t always tell the bigger story of what you really know and what you want to be known for.

The content you put on your website, blog and social platforms helps create that picture over time.
It’s something I’m paying much more attention to with the Realtors I work with, and with my own content too.

So here’s a question worth considering: What do you want Google and AI to know you for?

Your prospects are doing their homework long before they ever pick up the phone.

They’re Googling Realtors, asking AI for recommendations, reading reviews, visiting websites and scrolling social media to research everything from neighborhoods and market conditions to the agents who can help them.

And the way those searches work is changing. Google is incorporating AI directly into search, while platforms like ChatGPT allow buyers and sellers to ask much more specific, conversational questions about who they should work with.

That raises an important question for Realtors: When someone is looking for the expertise you have, are you giving Google, AI and potential clients enough information to find and understand you?

Have you noticed that Google looks very different lately?

You ask a question and, instead of immediately getting a list of websites to visit, you often get an AI-generated answer right at the top.

That may seem like a simple change to Google Search, but I think it has huge implications for real estate marketing.

If people can get the information they need without ever clicking on a website, what does that mean for SEO? Website traffic? And, more importantly, how potential clients discover Realtors and other experts?

Everyone wants to go viral.

Very few people stop to ask why something goes viral.

One of my clients’ luxury real estate videos recently surpassed 102,000 views… with 3,000 saves and more than 200 shares.

The secret wasn’t a trending dance, a giveaway or a huge advertising budget.

It was one simple hook:
“This property would never be built today.”

Those seven words sparked curiosity, told a story and gave people a reason to stop scrolling.

That’s the difference between creating content and creating marketing.

Viral wasn’t the goal.
Creating something people couldn’t ignore was.
