What actually makes people reach out and why none of it is about your hashtag strategy.

I've talked to enough real estate professionals this month to know what's not working. They're optimizing the distribution before they've built anything worth distributing.

Hashtags, posting times, platform strategies — all of it is a distraction from the real question: does your content say something specific enough that the right person immediately recognizes themselves in it?

If the answer is no, no amount of hashtag research is going to fix it.

Here's the sequence that actually works:

Get clear on what you stand for and who it's for. Make your presence consistent with that message. Then show up and let the message do the work.

The distribution is the last step. Most people start there.
