Here's an Open House ad hack at Walled Garden that utilizes a Lead Ad form, collecting lead contact data on Facebook and Instagram. It's one of the best performing ads I am seeing right now. In your Walled Garden dashboard:

🟣 Click "Create Ad", then "Build Your Ad"

🟣 Select the special ad category "Housing"

🟣 Select "Lead Generation" as your campaign goal.

🟣 Upload your images. 💡exterior photos perform best!

🟣 Enter your headlines and ad copy. 💡include the date and time!

⭐ Important: read the entire Hack:

⭐ Purchase your ad 2-3 days before your Open House.

⭐ Increase daily budget to at least $30 to outbid advertising competition in your area and win the ad auction.

⭐ Cancel your ad after your Open House to receive a refund on all unspent ad spend.

⭐ Why this works: When you bid higher in the ad auction (increasing your daily ad spend) it tells Facebook to serve your ad to more relevant people in the audience and to serve it out faster. By doing this, Facebook also learns quickly who the ad should be shown to and wins the ad auction. "Winning the ad auction" means your ad will be shown first to the audience that other advertisers are trying to show ads to as well. Your ad will also be shown to higher-quality prospects within the audience. Once your Open House is complete, canceling your ad issues a refund of unspent ad spend, ensuring you've generated a healthy number of leads for minimal cost.

-Select "Generate Leads" as your Goal
-Upload your graphic and input your ad copy. Note: Facebook prioritizes outstanding graphics with concise messaging on the image in the ad auction. Make sure your graphic lets leads know exactly what information they will receive.

Choose your lead questions. **Note: it is against Facebook's advertising policy to ask for property addresses. Instead, make sure you follow up promptly asking for more information about their property.

Set your budget, and publish!

How would 40-100+ more leads from just 1 ad impact your pipeline? The Walled Garden ad below generated 150 leads and has nearly a dozen comments.

What this ad did right:

✔️Clear concise ad copy with subtle emojis
✔️Beautiful exterior photo of the home
✔️Personalized the invitation to visit the open house - "You're invited-OPEN HOUSE"...
✔️Provided Open House details in the ad copy and headline but didn't provide the address so leads HAD to click to find out where to go.
✔️Sent leads directly to a page with more information about the house.
✔️Used Walled Garden 😉

The investment ROI:
$186.61 spent ($1.24 per lead) resulting in 150 leads.
