Have you ever thrown knives before? Last weekend, my brother, sister-in-law, and I went to a Renaissance Faire for some weapons throwing.

Real talk, I had NEVER thrown knives before.

And quite frankly, my “results” were less than stellar.

I missed.

Then I missed again.

And then I hit the board… but not the target.

Oh yeah, and then I missed again.

And then suddenly BULLSEYE!

Let’s be honest , that was mostly sheer luck.

Using social media for real estate is a lot like throwing knives.

You’re probably going to be bad at first.

(Sorry, it’s just the truth!)

But you’re going to get better the more you do it.

Now here’s the deal, my brother, who is GREAT at throwing sharp, pointy things missed his fair share of times too.

In fact, on one throw, the blade went completely OVER the wooden board and landed in the grass behind it.

But he didn’t stop throwing just because he missed a few times.

So even if some of your social media posts fall flat, don’t stop.

The key here is consistency!

Show up. Be consistent. And you’ll get results.

Ohhh my gosh, can I share something crazy with you?

A few Tuesdays ago, I got to share a story onstage in front of nearly 300 people. I used to get to stand on stages all the time, but it had been awhile… and by awhile, I mean YEARS.

The story prompt?

“Share a five-minute story about playing the part. Holidays, parties or the school play. Stories of wearing the clothes to conform or stand out. Imposter syndrome or uniforms that itch. From ComiCon to Mardi Gras— Santa Clause to Spock, Teenage Mutant Ninja Turtle to Sexy Zombie Cat. Reveal yourself!”

I’ll get to share more details about the story I got to tell at later on down the road, but for now, I issue you a challenge.

Jump on your social media and share a story.

Use this prompt or just pick any random story. It doesn’t have to be business or real estate related. It just has to be true.

The results of how well this post performs may just surprise you!

It’s great when you’re located in Atlanta and people from across the US like & comment on your post. However, if they’re not local and not able to buy your services or hire you, it’s kinda a bummer.

Here’s a few ways to get more LOCAL eyeballs on your social media content.

Post local content related to your industry. Geotag your post, and also tag any relevant local businesses as well.

Create a collaboration post with another local business owner. Your post will get seen by their audience as well!

Run a local giveaway. Do this as a collaboration post with another local business to get even more engagement.

Share one of your educational posts to a local Facebook group. Make sure you’re not breaking any group rules before doing this.

Use local hashtags. It’s tempting to just use more generic hashtags that will give you more engagement, but that won’t help you reach local people who can engage with your services & hire you.

Heck yeah you should! Here's the 411: In order for a person to hire you, 3 things have to happen…

1 – They have to know you exist – as both a human and a real estate agent. This comes from posting both personal and real estate related content.

2 – They have to like you as a person. You’ll build up your likeability and relatability through personal content.

3 – They have to trust you as a local real estate agent. This comes from sharing value-driven real estate content.

When these 3 things align, the magic can happen.

Sometimes you just have to put your head down and blinders on. For the past few months, I’ve been doing . I didn’t mean to but I went mostly dark on social media.
I absolutely love all things digital but sometimes you gotta block out all the noise to access your own Inner Creative.
But I’m back!

So for those of you who are new here, allow me to reintroduce myself...

I work with small businesses in all different industries but I absolutely LOVE real estate 🏠 and dog training 🐶.

You posted your new listing on social media but it’s not getting any traction. It looks and sounds exactly like every other agent’s latest listing.
How do you make yours stand out?
Well you can’t change the way the house looks, so let’s talk about the caption…

🏠 Most agents just share the basic features of the listing. Address. 3 bedrooms. 2 bathrooms. Square feet. Price. A couple features. Maybe a link to the MLS. A “come tour this house” call to action. This is boring AF. You have to jazz it up a bit and give the home some personality.

🏠 Your first sentence should draw in your audience. “OMG, you’re never going to believe what home just hit the Asheville real estate market!” “Oh my stars & stripes, do I have some big news for you!” “I can’t wait to share this new listing with you!” “BRIGERTON BUYERS!”

🏠 Let your caption feel like a “word tour.” Paint a picture of what buyers would see if they went room by room. You don’t have to go into too much detail for non-primary bedrooms & bathrooms. Get yourself a thesaurus & pick some words besides “unique,” “cozy” and “comfy.”

🏠 Don’t just talk about the features. Share the benefits of each feature. The kitchen with lots of counterspace becomes “this kitchen has so much counterspace you’ll never have to worry about too many cooks in the kitchen.” The big living room becomes a living room with “enough space to wrestle & play tug with all your four-legged friends.” The small backyard? It’s now a backyard where you won’t spend the entire afternoon cutting the grass.

🏠 End with a call to action for your audience to call you to schedule a tour or begin the house hunting process. Make sure to include any required information like your brokerage name.

Rumor has it you have no idea what to post on your real estate social media this week.

I feel you! Sometimes even I get brain farts where my mind just goes blank. Sometimes it lasts for 5 seconds; sometimes it lasts for 5 days.
Allow me to cut through the brain fog for you.

OMG do you know how annoying UHaul is?

They won’t confirm your reservation until right before you go pick it up AND they’ll change the pick-up locations on you.
And yes, I learned this the hard way. Multiple times.

When you’re in the midst of moving, the last thing you want is to have plot twist after plot twist.

Your social media can help prevent this.

How?

Do a series on “things nobody tells you about moving.”

Here’s a couple of social media post ideas…

📦 Packing takes longer than you think. Start packing wayyy earlier than you had planned.

📦 Packing (and moving) can be both stressful and emotional.

📦 Moving boxes get heavy fast. Smaller boxes are the way to go.

📦 Get rid of your cheap stuff. It’s really not worth the time/energy to pack AND the cost for movers to move that box.

📦 Speaking of movers, nobody wants to help you move for a pizza and some cheap beer. Hire movers.

📦 UHaul is can be a PITA. Reserve your truck as far in advance is possible and have a backup option as well.

📦 Moving trucks are dirty. Use sheets and blankets to protect your furniture and mattresses.

📦 It’s going to take you longer to unpack than you think. Have a “survival box” to get you through the first week or two at your new home.
