RGV HOUSING MARKET UPDATE — WHAT DOES THIS MEAN?

The latest McAllen • Edinburg • Mission housing report is showing us something very important about the Rio Grande Valley market.

Median home prices are sitting at $233,000, which is only down 0.4% compared to April 2025. That tells us home values have remained relatively stable despite higher interest rates and economic uncertainty.

At the same time, active listings are UP 14.2%.This means more homes are hitting the market and buyers now have more options to choose from.

Closed sales are also UP 8.9%.That’s important because even with higher interest rates, people are STILL buying homes in the RGV. The market has not stopped moving.

Inventory is now at 9 months.That creates a slower pace compared to the aggressive seller market we saw the past few years. Buyers have more negotiating power today than they did before.

Now here’s where interest rates come into play.

As of May 20, interest rates moved higher again. Higher rates affect monthly payments, and that can slow down some buyers or reduce purchasing power. But in many cases, when rates rise, sellers become more flexible with pricing, concessions, or negotiations.

What does this mean overall?

The market is shifting toward balance.

Homes that are priced correctly and marketed properly are still selling.Buyers are becoming more selective.Sellers must understand today’s market conditions.
