This week on the Builder Marketing Podcast, Chad Davies of Davies Imaging Group joins Greg and Kevin to discuss how home builders can transform vacant listings into high-converting assets using strategic virtual staging, ensuring your online imagery drives immediate buyer engagement and lasting emotional connections.

➡️Virtual staging is a digital marketing technique that adds realistic furniture, decor, and design elements to photographs of unfurnished homes. Chad says, “Most home builders have used virtual staging, but if you're not listing property, maybe you haven't interacted with it directly. But virtual staging is when you typically upload your inventory home photos that are empty. You know, these are just shells; they're houses that are going on the market, and they're not really inviting. So, the idea is virtual staging puts 3D furniture inside of those spaces and makes them look a little more inviting to a home buyer.”

Home builders often overlook the immense value and potential of spec homes. Chad explains, “I feel like spec homes are treated as an afterthought right now. If you think about how most people find you, it's through a platform, and your spec home is often, like, the point of entry for them to experience your brand for the very first time. People don't know the home builder names. They don't know the communities. They know which city they kind of want to move to, and then they're just going to click through pictures until they find something that grabs them and makes them want to click in and learn more about that.”

Virtual staging is no longer an option for home builders; it's a necessity. Chad says, “Presentation does matter. It is critical. If you're sleeping on presentation and you're only relying on a render to promote a house that actually exists, you need the pictures too. You need good pictures. If it's sitting there for longer than a month, you need virtual staging. Give them a reason to show up. Don't be lazy.”

This week on the Builder Marketing Podcast, Greg Bray of Blue Tangerine breaks down the shift toward AI visibility. Discover why traditional search is changing and get the actionable steps home builders need to take right now to stay ahead of the curve.

➡️While still essential for home builders, SEO alone does not guarantee a spot in the real conversation when it comes to online visibility. Greg says, “The traditional SEO model is focused on rankings, and so we measure success by, oh, am I number one for this keyword? Am I getting more traffic to my website? So, it's rankings and traffic that really we've equated to success. We've equated that to visibility...Now, SEO alone doesn't guarantee visibility the way that it used to. It's still a core part of how all this process works, but that's really changing the impact of what it means to be visible, to be findable, for a buyer to know you're there so they can consider your options.”

Generative Engine Optimization (GEO) involves engineering content at a more detailed level to help AI models understand and cite home builder information within user conversations. Greg explains, “But the idea of what we're trying to do from a GEO perspective is we're trying to help an AI engine understand your content and to be able to use your content in a way that will then surface you in those conversations that the user is having with the AI tool. It's not the same tactics and activities as SEO, because it gets into a deeper understanding of how is an AI tool going to actually use this content, how does it parse that content.”

While AI makes the digital landscape more complex, it’s a positive shift because it improves how buyers find and understand home builders. Greg says, “So, the important message here is we are not getting rid of SEO, we are growing it. It's getting more complicated, more to do, and it's changing the environment. But it's in a good way.”

This week on the Builder Marketing Podcast, Sabine Steinbrecher of Hiveologie joins Greg and Kevin to discuss how educational marketing helps home builders create an unbeatable competitive advantage, build instant credibility, and shorten the sales cycle.

➡️Education marketing is a strategy that prioritizes teaching potential customers over directly selling to them. Sabine says, “I think the easiest way to think of it is like a strategic authority system built through education, so using education to either drive your thought leadership, help people through one phase or two of the sales funnel. It could be front-end, middle, back-end. There's all sorts of things that it can do, which is actually kind of the cool thing. So, it's definitely not just a content plan. This is a very strategic authority system about the right type of education, delivered the right way to one of your audience segments.”

With AI now answering buyers' questions directly, educational marketing is no longer optional. Sabine explains, “So, one of the things to think about when we talk about this issue of why it's sort of relevant for home builders right now is this whole issue of AI, how builders and builder product and listings are found in the first place. So, we know now that more and more consumers are getting their information through an AI source of some kind. The way that AI positions their responses is usually through more of a synthesis of answers from trusted sources.”

To get recommended by AI, you have to provide it with high-quality, expert content. Sabine says, “So, instead of the old school way of just ranking on Google, which you could purchase basically, this is different. You can't buy ranking in the AI. You have to feed the AI properly. So, a way to do that is by publishing consistently very clear, structured, expertise-driven educational content.”
