Finding a tenant quickly might feel like the win. But finding the right tenant is what really matters.

Those checks we do at the start aren’t just paperwork for the sake of it. Credit checks, landlord references, employment and affordability. They all help build a proper picture of who’s moving into your home.

Get this bit right and everything tends to run far more smoothly. The tenant can comfortably afford the rent, the landlord has peace of mind, and the tenancy starts on the right footing.

Rush it, skip a step, or rely on gut feel alone and that’s when problems usually creep in later.

Being a landlord comes with plenty of terminology, rules and paperwork, and it’s not always obvious what actually matters and what you need to do about it.

Letting a property comes with plenty of decisions, and sometimes you just want someone to talk things through with who actually knows the Lakes market.

That’s often where we come in. A quick chat about whether something is worth changing. A recommendation for a trade who’ll actually turn up. Talking through which tenant feels like the right fit. Or simply explaining what rents are really doing locally right now.

None of it has to be formal, and you definitely don’t have to have everything figured out first. Pop in, call us, or grab a coffee with us and we’ll happily talk it through.
