Cheers to you, Beau Griffin! Beau is on track to have his best year yet in real estate. He will surpass last year's total volume by the end of the month (and it's only May!) and with his combined closed, pending, listed, and pipeline deals, he is on track to exceed his total closed deals in 2025 by mid-year in 2026. 🤯 The last half of 2026 will be icing on the cake!

Beau is another prime example of how work works...in his own words, "I am not going to let the market dictate my year." Wise words from someone who is out there dictating his own future instead of letting the market control it. Congratulations, Beau!

Fast forward to 2026 and her average price point is now a whopping $550k...and that's not even including 2 transactions at $1.62 million and $1.67 million that she currently has under contract. 🤯

I was texting with Kara Farrar today. We were discussing why some realtors are content with growing their business slowly and organically….while others seem to embrace the idea of running ads. I’ve never understood it. It seems so obvious to me:

“Running ads is like having a giant team of full-time salespeople constantly spreading the word about you. Even while you’re on vacation. Even when you’re on PTO. Even when you’re at your kid’s volleyball or baseball tournament. Your business grows on nights and weekends and holidays whether you’re working or not. Advertising severs the link between your income and your time. Running ads allows you to promote your business, 24/7, without actually working more hours. Often you end up working fewer hours! In a sense it’s magic. I guess you can do things organically and hit your goals in 5 years. Or you can invest money advertising and building a brand and hit the same goal within 2 years. Sometimes even less. It’s literally buying back your time with pre-tax dollars. So, yeah, that’s worth a few weirdos commenting on your posts every now and then lol.”

Reminder to not let the home inspections and showings and listing appointments distract you from remembering: you are not in the real estate business.

Marketing for realtors is different from almost any other small business. This is because how you market YOURSELF is direct evidence to clients of how you will market their property. If your personal brand and social media presence is elite, sellers will naturally assume you are talented at marketing listings too. This is not true with most other professions. Being a plumber and having great marketing has no direct correlation with how good of a plumber you are.

But in real estate, how creatively you promote yourself is directly correlated with how well you will market for your clients.

Marketing really does matter.

Earlier today I called the local lumber company to place an order. The guy answered and he said, “Wait, don’t you sell houses? I see your ads all over Facebook and love them.”

And then I go to our local Office Max and I’m checking out...and the lady is like, “Faith? OMG! I love your Facebook posts, especially the one you just did. When I get ready to buy a house, I’m calling you.”

And thennn...I go to two Platform Listing appointments (one will be $350k and the other will be a buy/sell $350k and $550k).

And thennn...I get a message on Facebook for someone who wants me to list their investment property that they flipped because he and his wife watch my videos on Facebook all of the time and appreciate my hard work.

Yeah, it was a pretty good day. 😉
