Recently, Property Republic took the stage at the UDIA Strategic Sales and Marketing event.

Judi Carr presented alongside Emma Antonius from Jinding, sharing insights across three interconnected pillars that define how the best developments are conceived, sold, and remembered.

Place: Vision and Positioning. How you define and communicate what a development stands for shapes everything that follows. Positioning is not a tagline, it is a strategic foundation.

People: Engagement and Sales. The most successful projects are built on relationships, trust, and a sales culture that puts the buyer's journey at the centre of every interaction.

Performance: Delivery and Legacy. Delivering on what you promise is the baseline. The developers who endure are the ones who think about the communities and legacies they create.

Thank you to UDIA Victoria and NBN Co for hosting such a valuable event for our industry.

Affiliate marketing is no longer just a conversion tool. It’s shaping how buyers discover, trust, and choose.

For developers and builders, this shift presents a clear opportunity. What has traditionally been word-of-mouth can now become a structured, measurable growth channel.

In this article, originally from PropSquad, we explore how affiliate marketing is evolving and what it means for the property industry.

One of the most powerful findings from recent research delivered through Good Neighbours Movement wasn’t only about infrastructure.

It was about trust.

In a survey of 823 residents across 17 suburbs in Melbourne’s west, only 29% said they were satisfied with community consultation, and just 33% believed developers actively raise residents’ needs with government or council. What stands out just as much is that around 40% were neutral.

That’s not apathy.

It’s uncertainty.

At Property Republic, we see that as a clear message for the industry:
👉🏻 Show people what’s happening
👉🏻Be clearer about who is responsible
👉🏻 Deliver the basics well and early

When infrastructure, lighting, transport and public spaces keep pace with growth, trust follows. And when trust grows, so does a community’s confidence in the future of the place they call home.

This is why we believe engagement is not an add-on. It is a critical part of place strategy.

Developers Are Missing a Sales Channel They Already Have

Most residential developers are sitting on a revenue channel they’re not capturing.

Referrals are happening every day, through buyers, residents and local communities. But in most cases, they remain untracked, unmeasured and commercially invisible.

At Woodlea, this changed.

By introducing a structured referral program, word-of-mouth was turned into a measurable, performance-based sales channel.

In just 8 weeks:

$6 million in sales was generated

22% of total sales came from referrals

This wasn’t about replacing traditional marketing. It was about capturing demand that already existed and only paying when it converted.

The question isn’t whether referrals are happening on your project.

It’s whether you’re capturing the revenue.

At Property Republic, growth starts with learning 🤍

Judi recently attended the first session of the UDIA Victoria Mentoring Program, hosted by ABN Group.

A reminder, as Judi shared, that careers aren’t always linear — they evolve through new challenges, fresh perspectives, and taking the time to reflect on what matters most.

A strong start, and looking forward to what’s ahead ✨

At Property Republic, we know that successful communities are shaped by more than homes and infrastructure alone.

They are shaped by trust, participation and lived experience.

Recent research from Good Neighbours Movement, a related business within our broader ecosystem, captured feedback from 823 residents across 17 suburbs in Melbourne’s western growth corridor. The findings highlight both the strengths already taking hold and the areas where more attention is needed.

What stood out most?
• Pride is growing in these communities
• Visible delivery of infrastructure is critical to trust
• Nature, parks and local amenities are powerful wellbeing drivers
• Many residents are ready to contribute more if given the right pathways to participate

For Property Republic, this reinforces an important principle:

Community insight should not sit at the edge of development strategy. It should help shape it.

These are the kinds of insights that support better communications, stronger project narratives, more responsive amenity planning and a more meaningful approach to place stewardship.

Last month, our director, Judi Carr, commenced her eighth year as a mentor in the UDIA Victoria Mentoring Program, continuing Property Republic’s commitment to supporting the next generation of industry leaders.

Each new cohort brings a different energy. Early-career professionals who are curious, ambitious, and ready to grow. And while the program is designed to guide mentees, the value is shared: fresh perspectives, new ideas, and conversations that challenge thinking on both sides.

Over six months, small groups work closely with experienced mentors, exploring leadership, negotiation, personal brand, and how to navigate the realities of a career in property.

It’s a balance of structure and openness, creating the kind of environment where honest conversations lead to meaningful growth.

A reminder that great leadership isn’t just built through experience, but through connection, curiosity, and a willingness to keep learning.

Recently, Judi Carr facilitated a Women in Property 500 workshop with Development Victoria, focused on advancing mid-career women.

In just 90 minutes, the conversation went beyond performance into what really drives career progression: visibility, influence, and the ability to clearly articulate value.

It also opened up honest discussion around the barriers women face at this stage, both external and internal.

One idea that landed strongly? Build a support network across three levels — senior, peer, and outside your organisation. Different perspectives. Different kinds of honest.

Each participant left with a 30-day action plan to strengthen relationships, increase visibility, and step more intentionally into leadership.

A timely reminder: career growth isn’t just about doing the work. It’s about being seen, heard, and understood.

In our latest article, Property Republic Director Judi Carr reflects on a community engagement process she recently led for the developers of a regional growth area - and why going in early, before the plans are drawn, changes everything.

From residents who didn't want the process to happen at all, to a community that showed up in strong numbers with clear, constructive views, the experience was a reminder that people aren't opposed to growth. They're opposed to growth that ignores what makes their place worth living in.

It's a practical read for anyone working in development, planning, or community engagement - and a case for why asking first isn't just the right thing to do. It's better business.

This International Women’s Day, Judi Carr shared insights with women across the property industry at two events, reflecting on the lessons that shape long-term growth.

This year’s theme, Give to Gain, highlights a simple truth:

progress comes from sharing knowledge, building trust, and supporting others.

From strategic thinking to knowing your worth, these reflections reinforce the value of experience, perspective and connection.

Because better outcomes across careers and communities are built together.
