If I could go back and talk to myself before launching my first STR, here’s what I’d say:
* Don’t overspend on things guests won’t even notice
* Don’t price based on what your neighbour is charging
* Don’t assume guests will “figure it out” without great communication

Do think like a guest, not an owner
Do build systems from day one
And do get some help—you don’t have to figure it all out alone.

Those feels when everything starts arriving and there is a growing mountain of cardboard as the vision starts to come to life!

This week is delivery & construct at a new property in Alfredton that we are styling and setting up as STR.

We recently freshened up the look in one of our short term rental properties.

When it was first set-up we thought it would be females and families who would be the main guests staying at the property. We styled it using emerald green and dusty pink colourings.

Over time we have realised that men were choosing to stay at the property. So we made the decision to remove all the pink and freshen it up with different tones of green - including that ever popular olive!

It was a simple freshen up - some new cushions and artwork, plus a cheeky green vase I found on discount at Kmart! All up about $100 and we are so happy with the fresh new look - take a look and see if you agree.
