There’s always been this idea in Australia that renting is somehow “dead money”, and that if you don’t own the home you live in, you must be falling behind.

I’ve never really looked at it that way.

For some people, buying the home they want to live in is absolutely the right move. For others, renting where they want to live and buying investment property elsewhere can make far more sense financially.

It really comes down to what you’re trying to achieve, what you can afford, where you want to live and how you want to use your borrowing capacity.

The problem is when people make a major property decision because they feel like they’re “supposed” to buy a home, rather than looking at the numbers and working out what actually suits them.

There’s nothing wrong with renting if it’s part of a bigger strategy.

"I'm waiting for the market to cool before I buy."

Ah yes. The famous plan.

Wait for prices to soften, competition to drop and vendors to become more negotiable...
..then, when all of that actually happens, decide it suddenly feels "too uncertain" and wait again.

Some people aren't waiting for the market to cool. They're just making excuses.

At some point, "waiting for a better market" is just procrastination with better PR.

I can hear the comments already… “Courage won’t pay the deposit.”

Obviously not.

But plenty of people use money, interest rates or “the market” as an excuse without ever finding out what’s actually possible.

Learn the numbers. Build a strategy. Then have the courage to act.
