And just like that! Our beloved Lokah will be transformed into right before your eyes!

If you’re anything like us, that means no more driving past the sad, dead trees and locked doors, with tears running down your cheeks, wondering when the lights will be turned on again. It means no more longing for delicious coffee and chats with smiling, friendly faces! It means no more wondering where to stop to fill up your cup, physically and metaphorically! And it means no more wondering what’s going on behind those boarded up windows.

We trust that you’ll all be in safe hands with Corey and Liam from Little Spencer and we’re so excited to see what they do with the place! We’re beyond thrilled that amazing coffee will be pouring once again at 264 South Western Highway and we can’t wait to pop in to laugh and cry and drink copious amounts of it very, very soon!

We can’t thank you all enough for your unwavering support through our time here. We learnt a lot of lessons, our relationship grew as strong as a diamond, we saw the start of the global pandemic, we grew and birthed our little Ezra baby, we schooled our Inka in the back room while she ordered decaf coffees and veggie brekky jaffles, we had we had a finger chopping off incident, we made SO many life long friends, we found some dream employees, a few of which found babies in their wombs while they were working with us (seriously, we began to think after the fourth conception that Franklin the caravan had some kind of fertility magick!), we danced behind open and closed doors and we made over 30,000 coffees! It was such a wonderful, whirlwind of a time that we will love and cherish forever.

✨BUSINESS OPPORTUNITY FOR SALE!✨

After months and months of denial, the time has finally come for us to admit that it’s selfish to hold onto such a golden opportunity and that we need to let go and sell the lease and fit out of Lokah to it’s next lucky owners! We closed the doors way back when to focus on our growing family, because it turns out we can’t really juggle as well as we thought we could! Being the wanderers that we are, we’ve found ourselves a few hundred kms up the highway in the country side raising our children amongst the gumtrees, so we’re just holding onto Lokah because we love it and honestly, the opportunities that 264 South Western Highway could provide to the right people are just too good not to move it on!

The shop was designed and set up for a busy take away coffee and food outlet, taking advantage of the great exposure to busy passing traffic. 264 South Western Highway is the perfect location to service the Picton and surrounds ever growing industrial zone and all the great people who live and work around it.

The hard work has already been done! The site is equipped with all of the necessary infrastructure for a medium risk food premises (already rezoned & approved with the City of Bunbury as not only a food premises but also retail and warehouse too). The location is ready for a new tenant to put their preferred kitchen and cafe equipment in as required and start serving.

All of the necessary plumbing and electrical gear has been installed with no expense spared (including 2x32 amp single phase outlets, multiple 15/10/usb power outlets as well as lighting, 70 degree hot water and grease trap), making it ready for almost any type of kitchen.

With seamless epoxy flooring back of house and stunning polished concrete in the front, maintenance and cleaning is a breeze. A beautiful statement piece polished concrete counter sits proud in the front area of the shop and matching industrial style furniture is available in the sale.

All “shed structure walls” have been lined with freezer panels for added security and to keep the temperature stable and the internal walls have been painted or cladded to maintain the industrial cafe feel.

There are two reverse cycle split system air conditioners in the shop, one is situated to keep the customers comfortable and one to look after the staff in the kitchen all year round.

The visual element of the shop was meticulously put together to complement the original building, utilising and upcycling a lot of the original building materials. The layout of the shop was planned with great customer service in mind, so the flow of traffic in and out of the shop has been designed to give the customer a memorable experience.

“Franklin” the coffee caravan has found his new home amongst the trees too, leaving the perfect opportunity for you to instal the coffee machine of your dreams and start pouring the good stuff! All of the remaining elements of “LOKAH TRADING Co.” are negotiable within the sale including branding, web services and social media, merchandise and “trade secrets” that allowed LOKAH to thrive as a business and resonate with all of its much loved regulars.

We’re coffee people and would love to see the building carry on it’s legacy, feeding and caffinating the good people of Bunbury, but the lay out and design would lend itself to so many different business ideas and would even be such a great canvas for a completely new direction too! Don’t forget we’ve snuck out early for our holiday break! We’re now closed... ‘till the 1st of February 2021!

Now we’d love to make you all think we’re sunning our bums on a world class beach somewhere all together as a family sipping on cold brew! But, truth be told, we’re absolutely bonkers and we can’t sit still! So instead of working on our summer glow, we’ll be hiding away inside Lokah, behind the blocked out windows and locked doors, on the tools! 🔨

We can’t wait to show you what we have planned for 2021! I’ll give you a hint! You won’t see Franklin the caravan sitting pretty behind the counter next year! 😳
