If I was a brand new agent starting today, I'd copy this model line for line.⁠

Four moves.⁠

1. Pick your core area. Not the whole city. Around 1,500 homes you actually like. That patch is your shop for the next 20 years. You're not farming a postcode, you're claiming turf.⁠

2. Saturation. Calls and digital ads running at once. Same face, same name, everywhere they look. Talk about the streets people pay a premium for, why people move there, what buyers actually look for. Very few agents do this. It's why they remember you and not the brand.⁠

3. 30 handwritten cards a day. Every time a neighbour sells, write to the street. Do it for a year and thousands of people feel seen in a way no competitor bothers with. They're already seeing you online, so the name has a face. Cold calling cannot do that.⁠

Spring campaigns start now. Here's what you can lead vendor conversations with;⁠

REA has capital city prices rising 5.5% in 2027. Perth and Hobart around 7%. Brisbane and Melbourne around 6%. Sydney and Adelaide around 4%. Downturns of this shape have historically run in months, not years.⁠
