I would like to hear what everybody thinks about this article. At Meridian we have been waiting for this outcome and now we are seeing results. We experienced the peak of supply around 2016. Lately we have been clearly seeing it get easier to find tenants, everybody seems far more bullish on the Brisbane market.

This positive market sentiment is what we have been waiting for to push up the market. Those of us with exposure in the Brisbane market should be quite happy over the next year or two.

SYDNEY and Melbourne have long been lauded for their thriving real estate markets, but the worst property value decline the nation has seen for six years has left Brisbane sitting pretty ahead of every single state capital, achieving what no other could do.

According to www.tradingview.com.au the average rate of wage growth in Australia was 2.1% for the past 12 months.

According to the RBA, the average rate of Australian property growth has been 7.25% over the past 30 years.

If the price of property is going up faster than our incomes will we be able to buy more or less property in the future? What about our Children or Grandchildren?

Being able to get exposure in an asset that is increasing in value fater than inflation is how real, lasting wealth is built.

Just landed back in Sydney from a weekend of working with 15 new property investors! It was a fun weekend away and we are looking forward to getting them started on their investment journeys. Those first steps can be a bit scary alone so fingers crossed we can make it stress free.

With my first child on the way I have chosen to "baby proof" my portfolio of properties. This is just to make sure they don't cause me stress while I am changing nappies. Some of the things I use may not suit everybody but I thought I would share what I did.

- I was able to bump up rent on three of my properties (I said 2 in the video but I got away another one)
- I was able to have the interest rate of one of my loans dropped by speaking directly with the bank. This was not a refinance, just a reduced rate as I have had the loan for a few years now and they want to keep me as a client.
- I have been speaking with a lender about increasing the amortization period of a P&I loan and that looks to be happening (not locked away yet).
- Some people could consider locking their interest rates for some certainty but I have chosen not to.
- I have at least 2 months buffer for each loan. I also plan on putting my upcoming incoming tax return into this "slush fund". Since I do have landlord's insurance for my properties I feel comfortable with this much buffer. Some people would prefer more but I am comfortable with this.
- My properties have long-term tenants, which is great. I did a bit of a "happiness" check to make sure everybody is planning on sticking around recently.

I am sure there are other things people would suggest. What are the tips and tricks you have chosen to implement before having a child?
