Toronto’s housing market stayed balanced in August, but inventory tightened more noticeably than sales. With fewer homes hitting the market, buyers may see more competition in select neighbourhoods.

Detached home prices held steady, while townhouses saw the largest year‑over‑year adjustment. Lower borrowing costs have helped improve affordability compared with last year, yet broader economic concerns—Canada–U.S. trade, inflation, and overall market uncertainty—continue to keep some buyers cautious.

As inventory continues to shrink, buyers may face a decision: wait for greater economic clarity, or act before competition—and potentially prices—begin to rise.

For sellers, improving conditions could create new opportunities heading into the fall market.
