Have you heard a mortgage broker mention β€œA, B, or C lenders”? Here’s what they mean. πŸ‘‡

πŸ…°οΈ A Lenders: The Traditional Lenders
These are the big banks, credit unions, and major mortgage companies.
βœ”οΈ Lowest interest rates
βœ”οΈ Longer terms, usually 5 years
βœ”οΈ Down payments as low as 5%
❗ Strict rules: good credit, steady income you can prove on paper, and you must pass the stress test

πŸ…±οΈ B Lenders: The Flexible Lenders
These are trust companies and alternative lenders.
βœ”οΈ More flexible with income, which suits self-employed borrowers
βœ”οΈ Will consider credit that’s still rebuilding
βœ”οΈ Can allow higher debt levels
❗ Rates are higher, a lender fee is common, and you usually need at least 20% down
❗ Shorter terms, usually 1 to 3 years

©️ C Lenders: The Private Lenders
These are private individuals and mortgage investment companies.
βœ”οΈ Focus on your home’s equity, not your credit score
βœ”οΈ Fast approvals for unique or urgent situations
❗ Highest rates and fees
❗ Very short terms, usually 6 to 24 months

πŸ’‘ In short:
A = best rates, strictest rules
B = more flexibility, higher cost
C = most flexibility, highest cost, short-term only

Each type has a purpose. The right one depends on your income, credit, and goals. And B and C mortgages work best as a temporary step back to an A lender.

πŸ’Ό Self-employed in Nova Scotia and dreaming of buying a home? Read this first.

Being your own boss is rewarding. But when you apply for a mortgage, lenders look at your income very differently than they do for someone with a regular paycheque. Here are my top tips:

1️⃣ Talk to a broker BEFORE you file your taxes
Write-offs lower your tax bill, but they also lower the income lenders see on your Notice of Assessment. If you plan to buy in the next year or two, let's talk about timing before you file.

2️⃣ Have 2 years of history ready
Most lenders want to see at least two years of self-employment. Keep your T1 Generals and Notices of Assessment handy.

3️⃣ Stay current with CRA
Owing personal income tax can stop an approval. Make sure your taxes are filed and paid, or that you have a clear arrangement in place.

4️⃣ Keep business and personal money separate
Separate bank accounts make your income much easier to prove and your file much easier to approve.

5️⃣ Protect your credit
Pay your bills on time and keep your credit card balances low. When your income looks complicated on paper, strong credit carries more weight.

6️⃣ Know that there's more than one path
If your bank says no, Business-for-Self programs and B lenders look at your full picture, including bank statements and how your business is actually doing. Many clients use them as a bridge, then move to a lower rate at renewal.

7️⃣ Save beyond the down payment
Closing costs, Deed Transfer Tax, and a cushion for slower business months all matter. Your mortgage should fit your real life, not just the lender's formula.

πŸ’‘ You work hard for your business. Your mortgage should give you breathing room, not stress.

🏑 Your bank said no. Now what?

Many people in Nova Scotia think one "no" from the bank means homeownership is off the table. It usually doesn't. Canadian mortgage lenders fall into three groups, and each one serves a different kind of borrower:

πŸ…°οΈ A Lenders: big banks, credit unions, monoline lenders
They have the best rates and the strictest rules. You'll need strong credit, income you can prove on paper, and you must pass the stress test. Most first-time buyers and newcomers with steady jobs start here.

πŸ…±οΈ B Lenders: alternative lenders and trust companies
These are a good fit if you're self-employed and your write-offs lower your reported income, if you're rebuilding your credit, or if you're new to Canada. Rates and fees are higher, so we treat a B lender as a bridge. You strengthen your file, then move to an A lender at renewal.

©️ C Lenders: private lenders
They focus on your home's equity rather than your income or credit. Terms are short (usually a year), costs are higher, and payments are often interest-only. A private mortgage can solve a short-term problem, but only if you have a clear exit plan.

πŸ’‘ The goal isn't to borrow the most you qualify for. It's to find the right mortgage and keep breathing room in your monthly budget.

As a mortgage broker, I compare options across all three types of lenders so you don't have to guess. Thinking about buying, renewing, or building in Nova Scotia? Send me a message and let's talk it through. πŸ’¬

Bank or mortgage broker? What's the difference? πŸ€”

When you go to your bank, you get one lender's products. When you work with a broker, you get access to many lenders, including major banks, credit unions, and specialty lenders, all in one conversation.

Here's why that matters:

🏦 More options. One application can be matched with the lender that best fits your situation, not just the one down the street.

πŸ’¬ Someone in your corner. A broker works for you, not for one bank's products.

🧩 Help with tricky files. Self-employed, new to Canada, rebuilding credit? Some lenders are a much better fit than others, and a broker knows which ones.

πŸ”„ Support at renewal. Your renewal is a chance to compare, not just sign whatever your lender sends.

πŸ’΅ Usually no cost to you. For most standard mortgages, the lender pays the broker. If there is ever a fee, I'll tell you upfront.

A good mortgage isn't just about the rate. It's about the right fit, with breathing room. 🌿

Qualifying for a mortgage and affording one are not the same thing. 🏑

When a lender approves you, they're answering one question: "Can this person repay this loan on paper?"

That's your qualify number. It's based on your income, your debts, your credit, and the stress test.

But your afford number answers a different question:
"Can I live this life and still sleep at night?"

The lender doesn't see:
β˜• Your kids' hockey fees and school lunches
πŸ”₯ What it really costs to heat a Nova Scotia home through February
πŸš— The car that's going to need tires this winter
✈️ The trip home to see family you're saving for
πŸ’° The emergency fund you want to keep, not drain

Your approval is the ceiling, not the target.

Before you start looking at listings, I'd love to sit down with you and map out the full cost of owning, including property taxes, heat, insurance, condo fees, and maintenance, against the life you actually live. Then we find the number that leaves you breathing room.

Because a home should give you peace, not pressure. πŸ’›
