IF YOU’RE A REALTOR DON’T MAKE THIS MISTAKE!

You’re riding the high of the busy spring market. Clients you haven’t talked to in years reaching are reaching out. You’re so busy you couldn’t even think about fitting in another client. So why would you advertise ?

The average sales cycle for a new real estate lead is 3 months !!! That means the marketing efforts you do today often won’t close for up to 3 months. So it’s important to start finding those clients now, when you’re busy!

If you advertise even when you don’t “need” to you’ll be able to avoid ridding the big highs and low lows. The consistency will allow you to budget better for advertising and hire help so that when you’re really busy you still have time to breathe and see your family. If you don’t have time to put into your marketing now because your too busy, consider hiring a marketing expert (hint, hint) that will keep you track and manage your marketing for you !

DON’T MAKE THIS MISTAKE WITH YOUR REAL EATATE LEADS!

Just collecting the information from a lead doesn’t get you deals. Hiring a lead gen company will bring you 100’s or 1000’s of leads but won’t get you sales.

Stop ignoring social media !
It’s not going away, and it’s proven to be the most cost effective marketing strategy available to Realtors.

I struggled with social media for so long. Not knowing what to post, and even more so finding the time to do it, between doing my actual job… selling real estate and working with my existing clients. Hiring a social media manager seemed out of reach, the cost just didn’t seem worth it.

So I kept paying for ads through a standard template website which honestly in hind sight cost me more.

It wasn’t until I hired a coach and learned the strategy behind social media that I figured out that it wasn’t that hard. It’s also FREE lead gen!!! The investment in the coaching was 100% worth it. I didn’t have to hire anyone and I was getting real leads!

How to write the perfect Bio that attracts your ideal clients.

1. Keep it short and sexy. (Straight to the point)
2. Include key words that help people use to find you. What makes you different from other Realtors?
3. Link in bio tool or website.
4. Show your personality.
5. Don’t forget your Call to Action (not call me)
6. Add your contact info.
7. Do you have a branded hashtag ? Add it. ( the new tag line )
8. Don’t overuse Emoji’s.
9. Use the story highlights. (Keep on brand and highlight your pillars).
10. Update your Bio regularly.

Stop waiting for referrals and past clients to get listings !

2/3 of Sellers chose their listing agent based on previously working with them or referral from friends and family. And here’s the top 3 reasons why.

1. They Know the agent- built a previous relationship or someone they know does.
2. They like them- self explanatory.
3. They trust them- they know they’ll get the job done and trust they’re knowledgeable in representing them.

Great news ! You don’t have to wait for a referral or a past client to get listings.

With social media you can build relationships by showing up and using it as a networking tool, so potential sellers feel like they know you, and if they’re following you they probably like you. This is also a a great platform for demonstrating your expertise and knowledge, so they trust you will get the job done!

Hate cold calling, but want to get more listings ?

There’s many ways to target new listings without, cold calling and door knocking ( don’t knock the knock though ).

There’s a simple formula for targeting sellers online.

It may seem counterproductive to create an e book that gives them all the know how to do it on their own but the truth is most people don’t have the experience to execute the plan. They don’t have the right tools. It’s like you’re giving them the instruction manual, and now that they have that, they realize they don’t have the right tools to do the job themselves. Now it makes sense for them to just hire a professional.

This type of value, establishes trust, knowledge and gives you the opportunity to build a relationship.

Those are the three keys to getting listings.

How’s the time to hit the gas! Especially with spring market around the corner.

Social media used to overwhelm me. I didn’t know where to start, it would take me an hour or more to create a single post, and it would barely even get noticed. Reels… don’t even get me started.

Some of my colleagues were getting 50% or more of their business from social media, and I couldn’t even figure out how to post more than once a month consistently.

So I broke down and hired a coach. The first thing I learned was, that it wasn’t me, I wasn’t any different from my colleagues. I just didn’t have the right tools.

There’s a simple formula for figuring this Social Media thing out, and it works !

Now I’ve successfully figured out how to organically generate leads through social media. To think I nearly hired someone to manage my profile for $1000’s a month, and now it only takes a few hours and I’m generating all my leads from this platform.
