As we finally bid farewell to the snow (hopefully for the last time until December!), we can’t help but think...maybe we’ve been doing it wrong?

Have you heard?
Three major moves are working together to address and improve housing affordability and supply for Ontarians:

HST rebate expansion – New proposals could allow significant tax savings on new homes, with full relief on homes up to $1M. These changes will lower the upfront costs for buyers, especially for first-time purchasers.

Development charges cut (up to 50%) – A new $8.8B joint federal and provincial government program will incentivize municipalities to reduce development charges. By reducing this charge, it’s projected that the costs of new homes will decrease substantially.

Infrastructure and approvals – Sometimes, the delaying in constructing stems slow and lengthy approvals. The new Ontario budget addresses these issues and is looking to make broader policy changes aim to speed up approvals and reduce red tape, making it easier and faster to actually build!

For years, the focus has been on demand. This starts to make things simple, addressing the cost of building itself. It looks like the federal and provincial governments are opening the door for the municipalities to take action to help boost the economy.

We’ve got an eye out for any updates and announcements with concrete dates, but for now, we’re hopeful these changes lead to more viable projects, an increase in housing availability, and overall housing affordability improvement over time!

Spring is almost here, so why not welcome it early - with cake! Add some zest to your step with this Lemon Bundt Cake, perfect for a sunny visit!

Ingredients:
2½ cups all-purpose flour
2 tsp baking powder
½ tsp baking soda
½ tsp salt
1 cup unsalted butter, softened
1¾ cups sugar
4 large eggs
2 tbsp lemon zest (about 2 lemons)
¼ cup fresh lemon juice
1 cup plain Greek yogurt
1 tsp vanilla extract

Directions:
Preheat oven to 350°F (175°C). Grease and flour a Bundt pan well. (This rose bundt makes the cake extra pretty!)
Mix dry ingredients: whisk flour, baking powder, baking soda, and salt.
Cream butter and sugar until light and fluffy (about 3–4 minutes).
Add eggs one at a time, mixing well after each.
Mix in lemon zest, lemon juice, and vanilla.
Add half the flour mixture, then the greek yogurt, then the remaining flour, mixing just until combined.
Pour batter into the pan and bake 45–55 minutes, until a toothpick comes out clean.
Cool in pan 15 minutes, then turn out onto a rack to cool completely.

Decorating Options:
While the cake is still warm, brush with 2-3 tablespoon of lemon juice mixed with 2 tablespoons of sugar for extra lemon flavour. Then, either sprinkle with icing sugar, or drizzle with a lemon glaze (3 tablespoons of lemon juiced whisked into 1 cup of icing sugar).
