Are you a business owner or just an agent?

What’s the difference?

I see agents who get their leads as business owners because they have to do it all - get leads - be a marketer, be a salesman - sell the place and be an agent - deliver the rest...

‘Just’ agents act as agents and a salesman, meaning they get leads from their company or thrid party providers

Meaning, if you see yourself as a business owner then getting qualified leads depends on you and mastering the way to get them is imperative - which makes you a marketer too.

Without those three skills, it’s very hard to run a business, all three must work as one - every skill fulfils another one.

The good news?

Learning how to find and qualify thus acquire qualified leads IS a learnable skill.

And you only have to learn it once!

Believe or not, you can do that in a very short time span, about 2h, then set up your campaigns and start to generate qualified leads in the next 48-72h.

[CASE STUDY] Here is how inbox of my partners looks like... leads being delivered on a daily basis...Qualified leads with correct, phone numbers, emails, time to call, etc..

This saves time for our sales team and it makes sure that leads are contacted at the time they want meaning, connectivity rate is much higher.

As you can see there is not many leads there yet almost we connect with almost all of them.

At the moment, we are waiting for last numbers to come in but we are looking at 10% closing rate - 1 in 10 leads buys something :)

How many leads you need to get one sale? Some people work on number of 100 leads. To me this is waste of your time, money and resources. Here is why:

You should only work on the number of qualified leads.

Then you need a lot less leads which:

a) save your time to follow up with them...
b) saves advertising budget...
c) more people ready to buy...

Here are two quick examples of the kind of results you can get with qualified leads:

1) 38 leads - 30 people contacted (rest to contacted this week), 8 property viewings, 1 contract signed (more to be signed because 7 viewings didn't happen because they were in lockdown), 80% contact/response rate

2) 17 leads - 13 people contacted, 2 very hot leads, wanting to buy property, 80% contact/response rate

Just spoke to really success full agency owner, has 17 sales agents under him, he said "When I talk to my leads, 90% of the time we talk about something else, not properties"

He also stressed the point of carefully choosing the right sales person to handle specific properties to develop that relationship with clients..

Developing relationships - it's crucial as oil to an engine.

People buy from people, meaning, people will buy from you.

But to buy from you they need to 'buy' you first.

And you are the one who needs to make them buy you.

You need to start to develop that relationship, otherwise they will go and buy property from someone else.

This is where most agents fail, they simply don't stay in contact long enough to develop that sense of relationship.

Yes, there can be too many people to do that yet there are technologies to help you to keep up with that - also under-used by many.

Is it easier to stay in touch with people you already know than constantly try to find new ones?

Yes, it is!

If you do that, you can get sales with less leads...

Less but better qualified leads 🙂

You’re NOT a Real Estate Agent you’re an INVESTOR!

Every investor builds or invests in assets, assets which brings him or her profit sooner or later.

You’re an investor TOO!

Your assets - QUALIFIED leads!

FACT: Statistics say that 80% of people who contact you in regards to a property, will buy some other property.

Thus, those people, those leads, became your asset. It doesn’t if they don’t buy now, they will buy later, one day, sooner or later.

Not many know it, but your job is to protect that asset, to nurture those leads, to keep in touch, to help them with the buying/selling process.

The better you are at that job, the more sales you are going to get.

Check this out:

Too many agents go through so much trouble to get leads, then give up on them way too soon.

I remember, one of my clients said that his agents don’t even wanna send a SMS text to their leads?!

SMS is needed to pre-frame your clients by telling them you will be calling them so they answer the phone.

So these agents may say that those people who didn't answer their phone are not ‘qualified...

Yet the agents are the ones who didn’t set the frame to qualify them properly.

The bottom line is - it's much easier, and cheaper, to sell to the existing list of potential buyers than to constantly get new ones.

Most important of all, this is why you want to generate qualified leads from start, then nurture them over a period of time - they are your asset!

[Cheap leads vs qualified leads] All the time I hear people saying how they can get cheap leads from FB for $1 or something - know one thing - cheap leads are cheap and they are not even leads!

When you get $1 lead the only thing you got was a name and an email, maybe even phone number, from their FB profile which is probably outdated.

Most people, you and me included, can’t even remember the email and phone they used when they created an FB account so this ‘leads’ is nothing.

It's costing you money and time trying to get in touch with them.

Qualified leads come with their real email and phone so you CAN get in touch with your leads, 8 out of 10 people will respond (to qualify them you got to use a specific method)

And yes, they cost a bit more, but who cares - you have less people to follow back with and much, much higher chance of making a sale 😉

Doing things and getting them done in the 'wrong' way is more important than inaction.

I'd rather see you 'fail' than do nothing.

Every 'failure' carries a learning lesson, and you will learn when you make mistakes.

At the same time - this is the way to go forward, this is the way to get results.

Also, there is no failure...

This is the stupidest word in vocabulary.

How can you fail at something if you don't really know how it's done in the first place?

There are only errors!

If you do something and if it doesn't work - that's not a failure, that's an error.

And error can be corrected.

Rather do your ads and get no result, then not do them at all.
This business is all about eliminating what is not working and figuring that out early in the process is the key.

My mentor told me "Damir, if you'd spend $50,000 on the campaign and you make no money - that was still a very successful campaign. Why? Because you have all this data and you know what works and what not...."

Do ads, get results - do remember, results are not just leads, there are clicks, impressions, engagements, etc...

ALL of this gives you a direction and data to make better decisions in future.

For example, I'm working with a client, and she is not getting leads, which is frustrating.

So we changed the strategy to something more general.

If that doesn't work then we know it's a market problem, not her offer aka properties.

And then again we are changing the strategy until we find what works (we did already and it's in the testing phase to confirm the theory)

So, on the end we did find what works :)

Same with you, get out there, make errors/corrections and you'll get those leads much faster than you think :)

The Number #1 Mistake Most Agents Make

Thanks to a recent technological breakthrough, sending automated SMS messages became much, much easier than it used to be.

And this is the one very thing most agents DON’T do!

Readability of these SMS messages is up to 98% meaning your message will be seen.

When you give a call to your potential lead, when their phone rings, they don’t know your number and in many cases - don’t answer.

I don’t know about you but I don’t answer calls to which I can’t recognize the number.

If they don't answer, you might not be able to reach them. Therefore, you are at risk of losing potential sales.

Yes, you sent them an email but only about 20% of emails get read, and you never know what kind of filters they email provider is using so your email just might end up in the spam folder.

What then?

Then you might say that that lead is ‘poor quality’ because they didn’t respond to your email.

But how could they if they never got it?

One of the simple options is to send them email & SMS notifications, this way they will most probably see your SMS at least and recognize the number and answer it when you call them.

Below is an example of 1st email and SMS I get my clients to send:
1 min - Email 1: S: Property information...

Hey [name], Thank you for requesting more info about one of our properties. One of our representatives will contact you shortly. Regards, [agent name]

2 min - SMS 1: Hey [name], I just got your message for more info about one of our properties, I’ll be reaching out shortly. Is this the best number for a follow-up? [agent name]

It’s simple and the aim is to create connection as well as show your professionalism by having fast response.

Sending out SMS is one of the key components which put you ahead of your competition and allow you to reach your leads on time.

As you know already, people buy from people they know and like, by sending out SMS messages your leads will get that feeling of knowing you.

The best part?

SMS campaigns can, and should, be fully automated so those SMS messages are sent automatically and they stop the soonest you get a reply.

Just imagine how much time this simple automation saves you?

Just imagine with how much more people you can be in contact without ‘lifting your finger’?

All of that helps you to talk to people who are really interested to buy aka quality leads.

And allows you to be in touch with a high number of leads therefore you stand to have much higher chance of making a sale and even more sales you’d have if you’d do this manually.

Cost of sending out SMS is minuscule, depends on the country, starts somewhere around 5c per message.

That 5c just might get you a sale.

Not sure about you, but for that money, I wound't risk losing a sale.
