The 25-hectare site is currently agricultural land but is zoned for employment use in the Cheshire East Local Plan and Alsager Neighbourhood Plan.

By bringing forward a development of up to 1,020,000sqft of new employment floorspace we will be helping to deliver on the ambition of the Council to create new jobs in the area.

A low impact on local highways

We recognise that a development of this nature can often lead to concern about the potential impact on local highways. Prior to submitting our plans, Cheshire East Council assessed the likely impact our proposals would have. This assessment returned the view that the likely highways impact would be low.

Provisions have also been put in place to limit the impact of potential future employees on local roads:
πŸš— Car parking spaces will be contained within the site
πŸ”’ Secure cycle storage will be provided
🚲 Safe cycling and pedestrian routes will be located throughout the development to encourage active travel

Improving local footpaths

We recognise that there is a significant network of public footpaths across Cheshire. Our proposals are close to two such footpaths, namely Barthomley FP24 and Barthomley FP26. FP24 runs through the site from its southern boundary to Radway Green Road and FP26 runs along the southern boundary of the site.

If our development goes ahead, we will have to change the alignment of the FP24 in order to retain it. We will be:
🌳Diverting the FP24 to connect to the FP26 so that it no longer passes through the development
🚢Making enhancements to FP26 to make it clearer and easier to use.

Our intentions for the footpaths are informed by a survey we undertook which found neither footpath was in regular use. However, we are mindful of the benefits of exercise to both physical and mental wellbeing and are therefore committed to improving the footpaths affected by our plans to preserve them and in the hope that they will attract greater use.πŸͺ΅πŸ‘£

Managing Environmental Impact

The site allocated for an extension to Radway Green is currently arable land and considered to have low biodiversity value.

As part of our development we will deliver biodiversity net gain in the area via:
🌱 More than 1km of new planting around the perimeter
πŸ’§ Water features for sustainable drainage and aquatic habitats
🌳 A potential new woodland adjacent to Foxley farm in the south

This will maintain or enhance the habitats for a range of species, including foraging mammals such as badgers & bats, and amphibious species such as frogs, toads & newts.
