Rightmove isn’t a marketing strategy.

Before anyone gets upset, we’re not anti-Rightmove. It does a very good job of putting properties in front of people who are actively looking for properties. The clue is sort of in the name.
But your marketing needs to start long before someone reaches a portal.

People are researching where to live, scrolling social media, asking ChatGPT questions and getting familiar with local businesses before you even know they exist. And when the time comes to choose an agent, you want your name to already mean something to them.

If your entire strategy relies on someone finding one of your listings on a platform you don’t own, you’re leaving an awful lot up to Rightmove.
Use the portals. Absolutely.

Just don’t ask them to do your entire marketing department’s job.

2016 was TEN YEARS AGO. We’re talking PokĆ©mon Go, the Mannequin Challenge and everyone suddenly deciding they needed a Snapchat flower crown.

If your website has been sitting untouched since then, there’s a fairly good chance it’s no longer giving customers the experience they expect in 2026. And we’re not just talking about how it looks. The way people search, browse, enquire and even find businesses through AI has moved on quite considerably.

Your website should probably have moved on with it.

And yes, we’ve shamelessly used International Dog Day as an excuse to make this point. It’s today btw 🐾

Because apparently even the dog is concerned about your conversion rate.

Getting the enquiry is only half the job.

It’s very easy to look at your lead numbers and think the marketing is working. And technically, it might be. People are finding you, clicking through and getting in touch.

But if those enquiries keep disappearing somewhere between ā€œHi, I’d like a valuationā€ and actually instructing you, throwing more money at lead generation probably isn’t going to fix it.

Sometimes the interesting bit is what happens after the lead comes in. How quickly are you responding? What does the customer experience feel like? Does your website back up the promises your marketing made? And when they inevitably look you up again afterwards, does everything they find give them another reason to choose you?

More enquiries look great on a report, but more instructions look better on the bottom line.

And no, that’s not us being dramatic because we work in digital marketing.

The way people search is changing. Instead of opening Google and working their way through a page of results, people are increasingly asking AI a full question and expecting it to do some of the research for them.

ā€œWho are the best estate agents in my area?ā€ is suddenly a very different search when ChatGPT is the one answering it.

Which means the question for estate agents isn’t just where you rank anymore. It’s whether AI understands who you are, where you operate and why you’re worth recommending in the first place.

We’ve already had clients tell us they’re being found through AI search, so this isn’t something to file away under ā€œfuture marketing problemsā€.

Your next instruction really could start with ChatGPT.

There’s a very specific moment when the final tweaks are done, everything is working exactly as it should, and the whole team collectively sits back and thinks...
Yeah. We absolutely smashed that.

Because yes, we care about conversions, SEO and all the clever stuff happening behind the scenes. But are we also going to stare lovingly at a particularly nice bit of web design for longer than is strictly necessary?

Obviously.

Another website out in the world looking considerably more Superb than it did before.

The way people search is changing. More and more buyers are asking AI tools for recommendations instead of scrolling through pages of search results, so becoming visible in AI search isn’t just a nice bonus anymore. It’s becoming a genuine source of new business.

When a client tells us they’ve been found through AI search, it’s a reminder that all the work happening behind the scenes is making a real difference.

July, outside of Superb ā˜€ļø

This month’s highlights included Joe exploring the Eden Project, Pride celebrations, Miranda and Paulina proving they’re much more committed to the gym than the rest of us, and Paul casually deciding to start knocking down his house.

Somewhere in between, popcorn was eaten out of Spider-Man’s head, alpacas were fed, and once again we were reminded that the team’s camera rolls make absolutely no sense when you put them all together.

One of our favourite things about these round-ups is seeing what everyone’s been up to away from the office. It turns out there’s life beyond content days, client meetings and coffee refills… although only just.

Here’s to another month of questionable life choices and excellent weekends. Roll on August.
