How to write the best Ad copy for your marketing campaigns as a realtor
First of all the anatomy of a great converting copy is the following 4 pillars:
1 - Call your audience
2 - Talk about their deepest desire (Price)
3 - Outline the benefits of the property (Hook)
4 - Call to action
1 - Call your audience: You need to call the targeted audience in the first line of your copy
Ex: Attention (City) homebuyers,
Calling your audience, in the beginning, is crucial not just to get their attention but also to lower your CPL (Cost Per Lead)
2 - Talk about their deepest desire (Price): First, you need to figure out the median price in the area of your target audience and use it as a guideline
People mainly care about price first
Pro tip: If you don’t know the median price, you can use (Zillow) or (realtor.com) to figure out the median price or ask another realtor.
3 - Outline the benefits of the property (Hook): People mainly want (3 beds, 2 baths) homes and (Move-in-ready) so use this info in your copy
Add other benefits like if the home is close to schools, or shops add these details to the copy.
4 - Call to action: Your main call to action is (Click “Learn more”) to receive pictures, details, and pricing.
When a lead clicks (Learn more) you’ll direct him to the lead form page to capture the lead info and call them within the first 10min to initiate the first conversion with the lead.
The reason why I suggest calling the lead immediately (Within 5min to 10min) is based on the research you’ll get 10x more chances of starting conversion with your leads if you call them within the mentioned period.

Pro tip: The reason why I use small copy with arrows pointing down first is that most people who are going to see your ad will see it from their phone screen and the first part is all they gonna see first before they click (see more) to read the whole copy.
