Some estate agents boost posts.
And those agents get some likes, comments and maybe the odd follower.

But boosting doesn’t automatically turn into instructions.

Boosting is easy and it feels productive, but it trains Meta to show your content to people who are most likely to engage, NOT people who actually book viewings or request valuations.

What you actually really get when you boost posts:
• Wrong traffic
• The algorithm learning the wrong signals
• Higher ad costs over time
• Slowly killing your organic reach

This is what we call flamingo marketing 🦩
Lots of movement. Very little progress.

Your ad agency might be taking you for a ride.

If you’re paying someone to run your Meta or Google ads, this is worth 180 seconds of your time.

🚩 Common red flags:
• You don’t own your ad accounts or assets
• Leads aren’t exclusive
• Promises sound too good to be true
• Reporting is just clicks & impressions
• No proper tracking or proof of ROI
• No lead qualification
• Generic, copy-paste ads
• Advantage+ sold as a “system” (it’s not)

Most estate agents and developers think they’re running Meta ads…
but the truth is, most are just burning budget.

After spending a year analysing hundreds if not thousands of property-sector campaigns, from independents to major developers. These are the most common mistakes I keep seeing again and again:

1️⃣ Boosting posts and calling it advertising
Great for vanity. Terrible for ROI. And it kills your organic reach long-term.

2️⃣ Weak hooks and vague offers
These two elements do 60% of the heavy lifting. Get them wrong and the whole campaign collapses.

3️⃣ Leaving ads live for months
Ad fatigue kicks in after just three weeks. Some campaigns I’ve seen have been running for 11 months. That could be thousands wasted.

4️⃣ One-size-fits-all creatives
Andromeda demands multiple creatives per persona. One creative per campaign is 2017 thinking.

5️⃣ No Conversion API
If it’s not set up properly, your tracking is off and your retargeting becomes guesswork.

6️⃣ Ignoring new channels (like WhatsApp Ads) & AI tools
Early adopters are getting cheaper clicks, warmer leads, and better brand perception. This should not be slept on!

7️⃣ Unrealistic budgets
You can’t expect miracles on £200/month. Realistically for a local agency you should budget £800–£1,000+ for a multi office agency then this should be anything from £2000+ and aiming for 6X ROI.

8️⃣ Using amateur suppliers or “cheap” media buyers
This one hurts the most because it’s the easiest to avoid. And the most expensive to ignore. I’ll be posting more about this soon.

The good news?

There’s no big announcement.
No sudden “AI takeover.”
Just a quiet, steady shift in how the best agencies are closing deals.

It’s like looking out the windshield of a car.
Most agencies are still behind the wheel of a classic 911: beautiful, iconic, but manual everything and costs a fortune to keep running.

Meanwhile, the top 10% have upgraded to a Taycan Turbo S: AI-powered, self-optimising, and always one step ahead.

Here’s what’s already happening (without most founders realising):
→ AI bots are qualifying leads while sales reps sleep
→ Appointments are being booked 24/7 through smart automations

90% of independent estate agencies are basically the same!

I’ve must have looked at well over a 1000 different estate agents by now and it surprises me how many times I’ve seen the same old story being told over and over, again and again. So let’s just be honest.

How many times have you heard these lines?

- “We’re truly local.”
Cool, so is every agency within 5 miles.

- “We offer the best personal service.”
Really? How exactly? Show me, don’t tell me.

- “We go the extra mile.”
So… the other agents don’t?

-“We do photography/ video tours and walk-throughs.”
Congrats, you’re now at the bare minimum.

-“We market everywhere on portals, social, print.”
You and literally everyone else.

-“We have 20 years’ experience.”
Nice. So do half your competitors.

The truth?
Most agencies sound identical because they’re saying the same safe things.
That’s why the market scrolls past them without a second glance.

You don’t stand out by just being louder. You have the corporates in that space.
You stand out by being different.

1) Build a USP.
2) Build a personal brand.
3) Show personality.

Don’t get caught in the “me too” copycat movement.
Be unmistakable in an ocean of replicas.

Which is even more important than ever with the growing introduction of AI.

Why some local agents still have an unfair edge over big chains.

Big chains look powerful from the outside: glossy offices, national reach, corporate budgets.
But that scale comes at a cost: distance.

Decisions get stuck in head-office tiers and politics.
Campaigns wait weeks for approval.
And by the time something moves, the moment’s already gone.

Local agents? They feel the market changing before the data even shows it.
They know when a road’s gone quiet.
When a landlord’s are fed up.
When a buyer’s just been gazumped and is ready to act.

That’s the advantage of being in the trenches and not behind a boardroom table.
