🔎 YOU ASKED GOOGLE: How do I compare estate agent fees and services?

Two agents can quote two different fees while offering two very different services. 💷

So don't stop at the percentage.

Ask what's included.

Photography?
Floorplans?
Viewings?
Marketing?
Communication?
Negotiation?
Sales progression?

Then you can actually compare what you're paying for. 👀

The lowest fee isn't automatically the best value, and the highest fee doesn't automatically guarantee the best service.

Look at the whole package. 🏡💚

💚 GREEN FLAG: Honest Advice 💚

Sometimes the best thing an estate agent can tell you is something you didn't want to hear. 👀

Maybe the price needs reconsidering.

Maybe the house needs a little work before photography.

Maybe now isn't actually the best time for your circumstances.

An ethical agent's job isn't to tell you whatever gets the instruction.

It's to give you advice they genuinely believe is right for you. 🏡💚

💡Property Jargon Buster: Fixtures & Fittings 💡

Does the dishwasher stay?
hat about the curtains?
And who gets that very nice garden shed? 👀

Fixtures and fittings are the items within a property that may or may not be included as part of the sale.

Never assume something is included just because you saw it at the viewing.

Getting everything agreed clearly can save some awkward conversations later! 🏡

Your buyer might meet your home online first

📸 Your home’s first viewing might happen without anyone stepping through the door.

Before the viewing. Before the phone call. Before they even know the street…

They’ve probably seen the photos. 📱🏡

That’s why good photography and presentation matter.

Your marketing should make someone stop scrolling, take another look and want to know more. 👀

Ask any agent you’re considering how they plan to present your property in its best light.

🔎 YOU ASKED GOOGLE: What questions should I ask an estate agent before choosing them?

More than “What's your fee?” and “How much is my house worth?” 😂

Try asking:

🏡 How did you reach that valuation?
📸 How will you market my home?
💷 What's actually included in your fee?
📞 Who will I deal with once I've signed?
🔄 What happens if the original strategy doesn't work?

You're allowed to interview the person you're considering trusting with your home.
In fact, we'd encourage it. 💚

They’ve passed the test. ✅

But this isn’t a test you pass by ticking a few boxes.

Before an estate agent becomes part of the Ethical Agent Network, we look at the things that tell us how they actually operate.

⭐ What their clients say
At least 50 Google reviews with an average rating of 4.3 or above, including how they respond when things haven’t gone perfectly.

🤝 What they do for their community
Evidence of supporting a local project or making a community donation within the last 12 months.

📜 What they’re prepared to promise
Every member sign the eight EAN Promises, commitments around honesty, putting clients first, doing the right thing, supporting their community, investing in their team and respecting the profession.

🎓 How they invest in their people
Because the standard of an agency ultimately comes down to the people representing it.

Membership isn’t bought.

It’s earned. ✅

And when you see the EAN badge, we want you to know there’s something behind it. 💚

🚩 RED FLAG: Vague Fees 🚩

“It's all standard, don't worry about it.”

Erm... we're probably going to worry about it. 😂👀

Before instructing an estate agent, you should understand what you're agreeing to.

What does the fee include?
Are there additional costs?
How long are you tied in?
What happens if you decide to change agents?

If something isn't clear, ask.

A good agent shouldn't have a problem explaining it. 💚

“What happens if my home doesn’t sell?”

👀 Here’s a question worth asking BEFORE you choose an estate agent:

“What happens if my home doesn’t sell?”

Because “we’ll give it more time” isn’t much of a strategy.

A good agent should be reviewing interest, listening to viewing feedback, looking at what’s happening in the local market and adapting when something isn’t working. 🔄

Your sale deserves an actual strategy, including a Plan B.

They’ve passed the test. ✅

And at the Ethical Agent Network, that means something.

EAN membership isn’t simply a badge an estate agent can choose to display. Every member has to meet our standards first.

To become part of the network, agents must:

⭐ Have at least 50 Google reviews with an average rating of 4.3 stars or above.

🤝 Show genuine involvement in their local community, with at least two community projects supported within the last 12 months.

💬 Complete an assessment interview, allowing us to understand how they work, what they stand for and whether their values align with ours.

📜 Commit to the EAN Members’ Promise and the standards expected from every member of our network.

It’s our way of making sure that when you see an Ethical Agent Network member, there’s something meaningful behind the badge.

Great service. Strong values. Community involvement. And a commitment to doing things the right way.

That’s what it means to pass the test. ✅

Proud to have every one of our members helping us raise the standard of estate agency. 💚

£50,000 given to good causes through the Karma Club.

And because our members match what goes in, the real figure is much, much higher.

A huge milestone for the EAN and our members as a collective, making a real difference to people's lives in the communities we serve.
