The most overrated channel? TikTok, for most agents. Brilliant if you've got the resource, but it won't be the thing that shifts your numbers.

The most underrated? Email. Your database is a goldmine you're walking past every day.

Most estate agents are marketing for the next instruction. The best ones are marketing for the next 100. 👀

If I was running your marketing right now, I'd do things very differently to most agencies.

I'd stop trying to impress other estate agents.

Seriously.

So much estate agency marketing is focused on looking bigger, louder or more successful than the competition.

But sellers don't choose agents because of fancy graphics or clever slogans.

They choose people they trust.

That's why I'd focus on:
👉 Consistent video content
👉 Useful emails that educate and inform
👉 Strong local visibility
👉 Community involvement
👉 Personality
👉 Repetition of the right message

Not endless property posts and generic social graphics.

People want to know who they're dealing with.

They want to understand how you think, how you communicate and whether you're someone they'd trust with one of the biggest financial decisions they'll ever make.

And here's the bit most agents get wrong...

They market as if every instruction is happening tomorrow.

It's not.

Great marketing compounds.

The agencies dominating market share today are usually the same agencies that have spent years showing up consistently, building familiarity, earning trust and becoming the obvious choice long before a valuation is ever booked.

Marketing isn't about being remembered tomorrow.

It's about being impossible to ignore next year.

Co-parenting isn’t talked about enough… and it should be. 💛

Because the reality is, so many people are navigating it.

I’ve been divorced from Freddie’s dad for 11 years now.
And let’s not pretend it’s always been easy… it hasn’t.

We’re not best mates.
We don’t always see eye to eye.

But we’ve always been aligned on one thing 👇
Freddie comes first. Always.

That means:
👉 Respecting each other as parents
👉 Backing each other on the fundamentals
👉 Keeping communication clear and structured
👉 Never letting disagreements spill over onto him

As far as Freddie’s concerned?
Mum and Dad get on just fine.
We just weren’t great at being married.

And honestly, that’s enough.

Because if you put your child at the centre of everything, the rest becomes background noise.

It’s not perfect.
It’s not always easy.
But it works.

And maybe we should talk about it more.

You’re not doing print wrong… you’re just not finishing the job💭

I’m going to be really blunt on this one.

If your leaflet goes out with no QR code, no next step, no follow-up, you’ve basically just spent money on something that looks nice and does nothing.

And I see it all the time.

Agents saying:
“Our print looks great but we’re not getting results.”

Of course you’re not.

Because print isn’t the campaign.
It’s the nudge.

I really feel for that 23-year-old marketing assistant right now.

Sat there.
Spinning plates.
Trying to “do the marketing” for the entire business…

With no structure.
No strategy.

Saying yes to everything nearly broke me😮💨

2025 was my “say yes” year.

Every opportunity.
Every event.
Every idea.

And don’t get me wrong… it worked.
Record year at Frank. Massive growth.

But it came at a cost.

I hit the end of the year completely burnt out.
Utterly exhausted.

And I had to ask myself a pretty simple question…
“If I’m not okay, how am I supposed to lead a team and look after our clients properly?”

So 2026 looks very different.

This year is about:
👉 Clarity
👉 Consistency

Knowing exactly what I’m saying yes to.
And more importantly… what I’m saying no to.

Because the shiny stuff will always be there.
The distractions will always come.

But if it’s not part of the plan, it’s not happening.

And honestly? It’s already serving me so much better.

Growth is great.
But not at the expense of yourself.
