The One Email Every Estate Agent Should Send Each Month

Your email database is full of future sellers, landlords, and referrers - and most agents rarely contact them.

Here's what you should do.

1. If you only send one email a month - Send a monthly local market update email to your entire database. It takes about 30 minutes and keeps you front of mind.

2. Other emails to share with your warm leads can include:

Recent case studies
Practical tips
Seasonal marketing advice
Testimonials
Exclusive offers and incentives, such as "List Your Property With Us This Month For A Free..."

3. Subject lines. Keeps these catchy. Use titles such as: 'What's happening in the [Town] market this month?', 'Your May property market update is here' or "Do this one thing when selling your [Town] home."

4. Remember. Consistency is everything - one email a month for 12 months builds a relationship no competitor can easily break, especially if the content is helpful, insightful and genuine.

Personally, I would recommend an email every 2 weeks. A monthly market update, and then a tip, some seasonal advice, or a case study or testimonial.

If you're using your valuation page on your website and you're not doing this one thing, you're throwing money in the bin.

Let me explain.

Your valuation page probably converts at about 10%. Which means nine out of every ten people who land on it (homeowners actively thinking about selling) leave without you ever knowing they were there.

They're the warmest leads you'll ever have, and most agents just let them disappear.

Here's the fix...

πŸ”₯ One: Make sure the Meta Pixel is firing on your valuation page. Most agents have it installed, but have never properly checked its tracking. You don't want to just track leads; you also want to track views.

πŸ”₯ Two: In Ads Manager, build a custom audience of everyone who's visited that page in the last 30/60 days. But here's the bit most agents miss - exclude anyone who actually submitted the form. Otherwise, you're wasting budget retargeting leads who have already converted.

πŸ”₯ Three: don't retarget them with the same valuation ad they already ignored.

Run a 30-second selfie video. Just you, on your phone, sharing two or three things homeowners in your area don't realise about the current market. Finish with a soft 'when you're ready, I'm happy to give you a proper valuation.' No pressure.

For just Β£3 to Β£5 a day, you'll pick up two to four extra valuations a month from people who were already 80% of the way to picking up the phone.
