Here’s what I think estate agency marketing is really heading towards this year 👇

The industry is noisier than ever.
More content. More AI. More platforms. More “shoulds”.

And yet… attention is harder to earn, trust is harder to build, and instructions aren’t getting any easier to win.

Here’s what I’m seeing across estate agency marketing right now:

→ Human-led content will outperform AI-generated noise

→ Simplified marketing strategies will beat being everywhere

→ Brand recognition will matter more than short-term visibility

→ Reviews, reputation and sentiment will influence discovery (including AI search)

→ Video, carousels and multi-format content will outperform static posts

→ Estate agents with a distinct brand identity will be remembered and recommended more often

→ Owned channels like email and content hubs will outperform reliance on social algorithms alone

In short, being seen isn’t enough anymore.
You need to be remembered.

And that only happens when your marketing feels human, consistent and intentional.

If you're setting up an automated series of any kind, be it email or direct mail, please head this one piece of advice.

You HAVE TO provide value before you go charging in asking for your prospect to use your service.

Consider it like this:

You're out at a restaurant, enjoying your meal and you're not looking for anyone to enter your personal space.

🙂 Someone asks to borrow the salt. OK, no problem.
🙄 Then they ask for the pepper.
😒 Then the sauce that's on your table.
🤔 Then if you've got a spare fork.
😑 Your napkin.
😵 Those carrots you're not eating (naughty).
🤯 Oh and could you pay for their meal?

This is a stranger. You don't know this person. How do you feel?

Not one person in 2024 is going to scream and shout about how excited they are to use you after one salesy interaction after another. Especially if they are not familiar with who you are and what you can do FOR THEM.

BUT, demonstrate WHY they should use you through sharing knowledge, insights, behind the scenes, free downloads, video tutorials, how tos, advice...(the list goes on) and, when they are ready to make that leap and choose a provider of [your services]...guess who they're more likely to choose between you and the needy person at the next table?

Makes sense, right?

Magenta MAD is 2 years old 🤯🎂

So I took my OG client, Richard Moores out for lunch last week.

Richard was my very first social media client. And that grew pretty quickly to managing all of their marketing & branding operations.

He's accepted me, and my team, as part of his, treats me with the utmost respect and values everything we do.

It's been an incredible two years. And I'm MEGA excited for the next 6 months 👀

Here's a very, VERY, brief overview of my adulting journey so far 👇

2005 - Left School 🎓
2005/6 - Went to college
2007 - Started seeing the college therapist
2007 - Focused on the wrong things and the wrong people, drinking and taking drugs to cover up trauma-induced depression. Dropped out of college
2008 - Went into banking thinking I'd like to be a mortgage advisor
2010 - Left banking and started my 'dream job' in estate agency
2012 - Promoted to co-run the new flagship office with a focus on providing training and marketing
2011 - Started side hustle 1: Unique Crafting Co (Later Unique Weddings which I successfully grew over 8 years)
2012 - Bought my first house
2013 - Started side hustle 2: Ann Summers parties
2014 - Started studying for my CeMap, which I later decided, due to my hate for numbers, wasn't for me 🤦‍♀️🤣
2014 - Had what I can only describe as a break down. My mental health was in a very poor state.
2015 - Took a job as a newbie recruiter
2016 - Got married 👰
2016 - Got promoted to Managing Consultant
2017 - Fell pregnant & 9 months later, after a very traumatic birth, had a beautiful little girl
2017/18 - Studied marketing properly (whilst battling new-motherhood, PTSD and anxiety)
2018 - Landed my first in-house marketing job with Jacobs Steel and will be forever grateful to them for taking a punt on me
2021 - Left my husband 💔
2021 - Took a new job as in-house Marketing Director for a recruitment agency
2022 - That business gave me the opportunity to qualify as a Mental Health First Aider 💚
2022 - Was given the option to go it alone, and took the risk: Magenta MAD was born
2024 - Happily single, with a beautiful, healthy & confident little girl, a growing marketing, branding & design agency, and the healthiest mental well-being I've ever experienced

The road to 'success', however you define it, is not a straightforward one.

There is a lot of crap on social media that makes things look easy, hides peoples struggles and doesn't reflect real life.

To me, I am hugely successful 💪🏆
I've overcome numerous personal and professional challenges.
I have the most beautiful daughter who I become more proud of every day.
I count myself lucky to have the freedom and the money to spend time with her.
And I have an amazing network of hugely supportive friends, colleagues, clients and connections - without whom, Magenta MAD wouldn't exist.

You define what success means to you.
And if things are moving slightly slower than you'd like them to, don't panic.
Everything will fall into place.
Life isn't a straight line.
You just need to keep going.

Looking for a man in finance? 🤑

The likelihood is you've heard this viral sensation that is one of the soundtracks of the summer 👆

Truth bomb 💣 Viral posts don't matter.

UNLESS 👇

You're meeting your end goal.

Social media creates this huge anxiety for brands to go viral, get a ton of likes and a ton of shares.
That's all good and well. Needless to say, great for brand awareness.

But going viral doesn't necessarily mean you're getting in front of the right people.
Going viral doesn't necessarily mean you're going to suddenly be bombarded with leads.

😢 I've had posts with 100,000+ views get no leads.
😀 And posts with 1000 views get 4 or 5 client calls booked in.

Jumping on trends (or creating your own!) can be great, and, as Libby Hendry at Attwells Solicitors showed with her impressive take on the above, you can go viral AND generate leads.

The trick is to keep it relevant to your audience, your brand and your GOALS.

Hear me out...

As a generalist marketer, I have my fingers in all sorts of pies:

👉 Social Media
👉 Email Marketing
👉 SEO
👉 Paid Ads
👉 Print Publications

The list goes on.

The trouble in allocating ROI to one specific marketing tactic is this:

If it takes roughly 8 touchpoints before someone makes a decision to buy, only the 8th is going to be attributed. But those other 7 have played a hugely crucial part in the customer journey.

So, you might think your social media isn't producing leads, but I guarantee it's having an influence on your customers consideration process.

The truth is, your ROI is down to ALL of your marketing efforts*.

If the synergy between your tactics is on point, i.e. your ads are performing, your socials are engaging, and you're driving customers to your website - they're all contributing to your ROI.

Make sense?



*Obvs if standalone figures for one tactic are crap, you need to revisit that area.
