兔來運轉｜嘉華國際料本月一手交投倍升至500宗 啟德海灣1勢成兔年頭炮大盤

兔年樓市受惠小陽春效應，新春長假已頻錄交投。嘉華國際營業及市場策劃總監（香港地產）温偉明表示，踏入2023年市場有多項利好消息，包括中港兩地通關、新增「高端人才通行證計劃」深受歡迎，日前特首透露今年內可望取消所有防疫措施等，經濟活動全面復常，買家對未來樓市信心逐步回復，一手成交量亦明顯有改善，農曆大年初一至初三已錄得約12宗一手成交，而本月首23日一手市場已錄得約396宗成交，已超越2022年12月全月的273宗水平，料1月份全月一手市場有機會錄得約500宗成交，較12月份近倍數上升。

踏入兔年首日更承接氣勢，一手錄得大額成交，樓市可謂開紅盤好先兆。相信一眾發展商亦會於農曆新年後積極推盤，預期上半年將採先量後價的策略，樓市將逐漸整固，而在整體經濟逐步恢復下，料下半年樓價有機會從谷底反彈。

他又稱，踏入兔年，嘉華國際將有三個全新大型合作新盤推售，其中包括「啟德海灣」（2,138伙）、啟德4A區2號項目（約2,060伙）及港鐵將軍澳日出康城第13期（約2,550伙）；另港鐵錦上路站「柏瓏III」（約680伙）及日出康城「凱柏峰III」（約644伙）亦於年內登場，涉及單位數目逾8,000伙。

他續指，「啟德海灣1」有機會成為兔年首個開售的大型新盤，提供1,017伙，項目主打兩房單位，集團將密切留意市場變化而作出部署。
